About the Role

The Director, Property and Development drives the strategic and operational management of Papa John’s property portfolio, spanning business development, acquisitions, construction, facilities, and estate maintenance across all franchise locations.

As a senior leadership role, you’ll partner across internal teams, franchise owners, and external stakeholders to:

  • Optimise estate performance
  • Ensure compliance with regulatory and brand standards
  • Deliver exceptional property and operational excellence

You’ll oversee project managers, facilities coordination, estate management, and administrative support, stone the growth of the Property and Development function, and foster a culture of continuous improvement.


Key Responsibilities

Acquisitions

  • Develop a whitespace strategy to identify optimal properties for new locations.
  • Liaise with Operations to assess potential sites.
  • Negotiate lease terms while aligning with company shell specifications.
  • Ensure acquisitions align with brand standards and regulatory requirements.

Estate Management

  • Oversee the maintenance, operational performance, and safety of all franchise properties.
  • Monitor and manage estate budgets, driving cost-efficiency.
  • Negotiate lease renewals and rent reviews for favourable business outcomes.
  • Collaborate with landlords, real estate agents, and legal teams to mitigate lease risks.
  • Implement corrective action plans from whole-portfolio audits.

Construction

  • Deliver new store openings within scope, on time, and according to specifications.
  • Execute refurbishments seamlessly, adhering to technical guidelines.
  • Ensure all activities comply with CDM Regulations 2015.

Facilities Management

  • Enforce health & safety, building, and environmental standards.
  • Conduct regular property inspections and audits to identify risks.
  • Maintain long-term estate strategies to support the business’s growth.

Stakeholder & Business Development

  • Partner closely with franchise owners to align operations with their needs.
  • Build and sustain strong relationships with landlords, local authorities, and service providers.
  • Identify and onboard new business partners to drive revenue growth.
  • Explore non-traditional strategies to expand distant markets.
  • Strengthen existing partnerships with external brands, uncovering upsell opportunities.

Procurement & Strategic Direction

  • Lead all Property, Facilities, and Construction procurement, including supplier identification.
  • Hold single accountability for design and rollout of restaurant formats (layout, equipment sourcing, materials procurement).
  • Design and implement a pipeline of capital projects aligned with operational needs.
