Electrical Technician

Role Summary: Electrical Technician
As an Electrical Technician, you’ll support the Technical Supervisor and/or Area Operations Manager by providing a reactive and planned preventative maintenance (PPM) service across building engineering systems. Your role involves maintaining and repairing low-voltage (LV) electrical systems while adhering to safety protocols, regulations (e.g., BS 7671 for wiring regulations), and operational procedures.
Key Responsibilities
Core Technical Duties
- Maintain LV electrical distribution systems, power, lighting, and connected equipment and undertake assigned PPM routines.
- Install, fault-find, repair, and test LV AC/DC control systems under direction.
- Ensure current BS 7671 (18th Edition) compliance for all repairs and installations.
- Assist with project handovers and snagging to ensure electrical systems are fit for purpose.
- Calibrate, maintain, and comply with regulations for test equipment, emergency lighting, fire alarm, and water heater systems.
- Complete suitable risk assessments for all tasks.

Reporting & Operational Tasks
- Liaise with Customer Service Centre (CSC), Area Financial Manager (AFM), and stakeholders on planned/reactive tasks.
- Update Site Log Books and produce required reports for the AFM.
- Manage spares stock levels.
- Oversee Control of Works Authorised Person (AP) role and identify competences within the cluster team.
Emergency & Team Responsibilities
- Participate in an Emergency Call Out service as per the Out of Hours Rota.
- Operate within budgets, reduce costs, and support cost-effective solutions.
- Organise and coordinate small teams delivering similar tasks.
- LeadBehaviour beyond expectations of stakeholders and manage escalations where needed.
- Promote Health and Safety policies and standards.
Person Specification
Essential Qualifications & Experience
- Successfully completed a formal electrical apprenticeship or equivalent training (NVQ3 or above).
- Must hold a City & Guilds Level 3 technical certificate (or equivalent) in an electrical discipline.
- City & Guilds 2382 (Level 3, 18th Edition Wiring Regulations) required – exceptions allowed only if completed within 3 months of start date.
- Note: Non-compliance may disqualify you unless exceptions apply.*
- CBRE-specific refresher training:
- Emergency Circuit Breaker & Fuse Theory.
- Emergency Lighting Testing & Replacement.
- Fire Alarm Testing.
- Water Heater Testing.

Desirable (where applicable)
- Level 3 NVQ Diploma in Electrical Installation Maintenance (e.g., City & Guilds 2357).
- AM2 (Achievement Measurement 2) skill badge.
- JIB Skills Card for identification of competent electricians.
- C&G 2392 (Inspection, Testing and Certification of Electrical Installations).
- Formal training in UPS systems, generators, confined space working, PASMA, IPAF, and HV plant room access.
- Preventative maintenance (Pat testing) or equivalent accreditation (C&G 2377).
