Enterprise BD Manager – UK
Location: 🇬🇧 United Kingdom | Remote (London-Aligned)
Target Candidate Profile & Client Types
This role requires a business development professional with direct experience selling into UK Tier 1 and Tier 2 contractors, M&E (Mechanical & Electrical) consultancies, and BIM Managers operating under the UK BIM Framework. Target clients include contractors delivering projects under JCT and NEC contract forms, consultancies required to produce COBie-compliant handover data, and Employer’s Information Requirements (EIR) stakeholders on public sector frameworks.
⚠️ ANTI-GENERALIST WARNING: Candidates whose only UK sales experience is in generic managed IT services, recruitment, or facilities management will not be considered. This role demands prior exposure to UK construction procurement and BIM compliance frameworks specifically — not adjacent built-environment sectors.
Key Responsibilities
- Develop a targeted account list of UK Tier 1/2 contractors and M&E consultancies actively delivering projects requiring ISO 19650-compliant BIM workflows.
- Run consultative sales conversations that uncover a prospect’s Employer’s Information Requirements (EIR) obligations and position our offshore team as the delivery partner capable of meeting them.
- Negotiate commercial terms under English Law commercial contract norms, ensuring liability, IP ownership, and data protection clauses meet UK client procurement standards.
- Coordinate proposal development referencing Uniclass 2015 classification so scope documents align with how UK QSs and BIM Managers structure their own deliverables.
- Build relationships with BIM Managers and Information Managers responsible for BEP (BIM Execution Plan) sign-off, positioning our hub as an extension of their coordination team.
- Track opportunity progress against UK public sector procurement frameworks (e.g., Building Schools for the Future successors, NHS estates frameworks) where BIM mandates apply.
- Report pipeline and forecast data weekly, tagging opportunities by RIBA Plan of Work stage to support internal capacity forecasting.

- Solid working knowledge of the UK BIM Framework and how it superseded the legacy PAS 1192 suite under ISO 19650-1 and 19650-2.
- Ability to explain COBie data drops and their relevance to Employer’s Information Requirements (EIR) and Asset Information Requirements (AIR).
- Familiarity with Uniclass 2015 classification tables as used for UK cost planning and BIM object classification.
- Understanding of English Law contract mechanics as applied to professional services agreements, particularly around liability caps and IP assignment.
- Awareness of RIBA Plan of Work stages (0–7) and how BD entry points differ by stage.
Compensation & Incentives Breakdown
- Base Salary: GBP £45,000–£60,000.
- Commission: 10% of first-year booked contract value.
- On-Target Earnings (OTE): GBP £80,000–£110,000.
- Accelerators: 12.5% commission rate on framework agreements exceeding £150,000 annual run-rate.
- Annual bonus tied to successful conversion of framework-listed accounts into active retainers.
