Company Description

Leathermarket JMB is a resident-led Tenant Management Organisation responsible for managing 1,600 homes across five estates between Tower Bridge and London Bridge in south east London. As the first self-financed TMO in the country, it operates with a strong focus on accountability to residents and the local community. The organisation is committed to delivering high-quality housing and estate services that improve everyday living conditions. Leathermarket JMB continually seeks new ways to enhance services and create safer, cleaner, and more welcoming environments for residents.

Role Description

The Estate Services Caretaker is a full-time, on-site role based in Erith, responsible for maintaining the cleanliness, safety, and appearance of communal areas across the estate. Day-to-day tasks include:

  • Litter picking
  • Sweeping
  • Mopping
  • Cleaning shared spaces such as stairwells, corridors, entrances, and bin areas
  • Reporting repairs, hazards, and anti-social behavior
  • Carrying out minor non-technical maintenance tasks where appropriate
  • Handling waste management duties, including moving bins, ensuring correct storage, and keeping refuse areas tidy
  • Occasional support for estate inspections
  • Assisting contractors
  • Engaging courteously with residents to address basic service-related queries and promote a respectful, well-kept living environment

Qualifications

  • Experience in caretaking or estate services, including cleaning and basic maintenance in residential or similar environments
  • Knowledge of health and safety practices, safe use of cleaning equipment and materials, and awareness of risk reporting procedures
  • Strong reliability, time management, and ability to work independently while following agreed schedules and priorities
  • Good communication and interpersonal skills, with the ability to interact respectfully with residents, colleagues, and contractors
  • Physical ability to perform manual tasks such as lifting, moving bins, and working in stairwells and outdoor areas
  • Basic record-keeping skills and comfort with simple reporting tools or handheld devices for logging issues and tasks
  • Commitment to high standards of cleanliness, community-focused service, and maintaining a professional, inclusive approach
  • Previous experience in social housing or community-based organisations is an advantage; relevant training or certifications in cleaning, health and safety, or facilities support are beneficial
