We’re looking for a Estates Manager + to join us🌱

Purpose

As the Estates Manager at Wagamama, you will be responsible for all estates matters across the Wagamama UK + ROI estate

You will support with the overall delivery of the property strategy, the day to day management of the Wagamama estate and will drive value through negotiating asset management opportunities, whilst keeping property expenditure to a minimum through management of external consultants and leveraging landlord relationships

Key Accountabilities

  • Lead commercial negotiations on asset management events
  • Support the refurbishment of restaurants by negotiating licences to alter, to ensure programmes are met and works are documented correctly
  • Proactively manage the external business rates surveyors, service charge + insurance consultants to drive down property costs
  • Management of any lease exits/disposals including negotiation of reduction of dilapidations
  • Day to day property management of restaurant estate across the UK & ROI
  • Ownership of the property reporting and database ensuring complete data integrity and clear concise reporting supported by the property administrator
  • Proactive management of the sublet portfolio
  • Taking full responsibility of the rent run to ensure it is signed off and processed in a timely manner, working with the finance team
  • Responsibility of ensuring all property cost invoices are reviewed/approved in a timely manner with the support of external consultants and property administrator
  • Support risk and facilities teams with any property related matters to ensure restaurants are always fully compliant
  • Support on financial year budgeting

Key Skills + Role Requirements

  • Extensive relevant property experience within a large, multi-site organisation
  • Proven track record of leading, developing and inspiring skilled teams to achieve continuous improvement
  • Excellent planning and organising skills
  • Strong negotiating skills
  • Resilience and commitment
  • Methodical with great attention to detail
  • Ideally chartered surveyor
  • Excellent communication skills (verbal and written) and an ability to confidently present to all audiences
  • You will ideally be based in the southeast within reasonable commuting distance from our head office in London Bridge, although due to the nature of the role, frequent travel is to be expected
  • Full UK driving licence is essential
