Estates Manager – Client Side Opportunity
Located in West London
Salary: £55,000 – £65,000
Beach Baker is delighted to be working with a well-established, privately owned retail business to recruit an Estates Surveyor into their London-based team.
This is a fantastic opportunity to join a high-performing, close-knit property team responsible for a significant UK & Ireland store portfolio across shopping centres, retail parks, and high streets. The business has undergone a period of transformation, implementing a refined estate strategy and delivering strong recent performance.
You will work closely with senior leadership, playing a key role in driving value and performance across the portfolio.
Key Responsibilities
- Managing a nationwide retail portfolio, supporting the delivery of the overall property strategy
- Negotiating lease renewals, rent reviews, regears, and new store acquisitions directly with landlords and agents
- Working closely with finance teams to appraise deals and assess store profitability
- Liaising with legal teams to ensure transactions are delivered efficiently and cost-effectively
- Collaborating with internal stakeholders to support store refits and new openings
- Managing relationships with landlords, managing agents, and external consultants
- Supporting on rating and service charge matters alongside specialist advisors
- Sharing market insight and contributing to strategic decision-making

What We’re Looking For
- MRICS qualified
- 3–5 years’ experience in retail property, either in private practice or client-side
- Strong landlord & tenant experience, including rent reviews and lease renewals
- Commercial mindset with the ability to link property decisions to business performance
- Confident negotiator with excellent communication skills
- Organised and able to work at pace across a busy portfolio
Package & Benefits
- Salary: £55,000 – £65,000
- Hybrid working (West London office, 2–3 days per week)
