Estates Manager – Client Side Opportunity

Located in West London

Salary: £55,000 – £65,000

Beach Baker is delighted to be working with a well-established, privately owned retail business to recruit an Estates Surveyor into their London-based team.

This is a fantastic opportunity to join a high-performing, close-knit property team responsible for a significant UK & Ireland store portfolio across shopping centres, retail parks, and high streets. The business has undergone a period of transformation, implementing a refined estate strategy and delivering strong recent performance.

You will work closely with senior leadership, playing a key role in driving value and performance across the portfolio.

Key Responsibilities

  • Managing a nationwide retail portfolio, supporting the delivery of the overall property strategy
    • Negotiating lease renewals, rent reviews, regears, and new store acquisitions directly with landlords and agents
    • Working closely with finance teams to appraise deals and assess store profitability
    • Liaising with legal teams to ensure transactions are delivered efficiently and cost-effectively
    • Collaborating with internal stakeholders to support store refits and new openings
    • Managing relationships with landlords, managing agents, and external consultants
    • Supporting on rating and service charge matters alongside specialist advisors
    • Sharing market insight and contributing to strategic decision-making

What We’re Looking For

  • MRICS qualified
    • 3–5 years’ experience in retail property, either in private practice or client-side
    • Strong landlord & tenant experience, including rent reviews and lease renewals
    • Commercial mindset with the ability to link property decisions to business performance
    • Confident negotiator with excellent communication skills
    • Organised and able to work at pace across a busy portfolio
