Job Description
Job Title: Estimator
Reports to: Chief Estimator / Commercial Director.
Location: Head Office, 60 Boucher Place, Belfast, BT12 6HT.
Summary of the Role
Reporting to the Chief Estimator / Commercial Director, the post holder will be responsible for compiling accurate estimates analytically for selected tender enquiries effectively and efficiently.
Key Responsibilities / Accountabilities
- Analyse tender documentation and compile material/subcontract enquiries for sending out.
- Prepare builders’ quantities/schedules for estimates where necessary.
- Be conversant with modern construction techniques / building methodology / Construction Legislation and their appropriate application in the estimating process.
- Price tender documentation accurately, using appropriate labour and material rates and information received from tender enquiries.
- Carry out a detailed assessment of all pre-tender quotes, with regard to competitiveness, compliancy and accuracy.
- Ensure all S106 clauses are highlighted to the relevant stakeholders.
- Produce all relevant data on time for tender finalisation meeting.
- Attend Mid-Tender Interviews / Workshops and Post Tender Interviews if required.
- Post-tender involvement, as and when necessary, with Buying / Surveying / Construction Department and participation in pre-start meetings.
- Establish and maintain good relations with, sub-contractors, suppliers and their representatives as well as any other stakeholders and ensure that opportunities for future work are followed through.
- Fulfil the role of mentor as and when required.
- Maintain quality and environmental control procedures in accordance with ISO 9001 and ISO 14001.
- Maintain comprehensive and accurate records of own activity related to projects on Gateway to ensure traceability.
- Keep up to date with modern construction techniques, building methodologies, and relevant construction legislation, applying this knowledge effectively throughout the estimating process.
- Be aware of and comply with the Company’s Health & Safety Policy.
- Fulfil Company CPD requirements undertaking all relevant training and development activities as and when required.
- Contribute to the Company’s Corporate Social Responsibility initiatives.

Person Specification
Required Experience
- 3+ years’ experience of Estimating Projects over £15 million in value.
- Experience working in the Construction Industry.
- Sound understanding of the construction process.
- Ability to read understand and interpret construction specifications, reports and drawings.
- Understanding of project logistics and project schedules.
- Building and managing of client expectations.
- Preparing, producing and presenting reports to Senior Management and Clients as well as their representatives.

Desirable Experience
- Contract law knowledge.
- Understanding of building law and regulations.
- In depth knowledge of health and safety matters.
- Previous demonstrable experience in a Construction and / or Fit Out Company.
- Proven track record in the negotiation of contracts with suppliers.
Required Education
- HNC / HND / Degree in Construction Management or closely related discipline.
Desirable Education
- CSR Card.
- CIOB Accreditation.
Required Skills / Abilities
- Be conversant with modern construction techniques / building methodology / Construction Legislation and their appropriate application in the estimating process.
- Ability to breakdown construction operations into logical sequences.
- Strong analytical skills.
- Ability to create and maintain good working relationships.
- Excellent organisational skills.
- Proven trouble shooting skills.
- Ability to motivate.
- Excellent written and oral skills.
- Good working knowledge of Conquest Estimating Software.
- Good working knowledge of Microsoft Office Packages.
- Good attention to detail.
- Good communication skills.
- Ability to work effectively as part of a team and independently.
Desirable Skills
- Knowledge of Gateway software package.

- Eligibility to work within the UK and Ireland.
- Driving License.
