We have an exciting opportunity for an experienced Estimator or Pre-Development Surveyor to join Bellway, one of the UK’s largest house builders. Based within our Scotland East Division in Livingston, this is a fantastic opportunity to play a key role in shaping future developments across the Midlothian, East Lothian, West Lothian and Fife regions.

The Role

Reporting to the Head of Commercial, you will be responsible for preparing cost plans for the appraisal of development and land opportunities, ensuring estimating work is completed in a timely, accurate and effective manner. You will work closely with colleagues across Land, Commercial and wider divisional teams, providing clear and robust cost information to support land bids, development appraisals and pre-budget activity.

Principal Accountabilities of the Role Include:

  • Preparing initial viability estimates for land bids for review and sign off by the Head of Commercial.
  • Working closely with the Land Department on current and future development opportunities.
  • Preparing viability estimates covering construction costs, site abnormals, professional fees, site management costs and preliminaries.
  • Inputting development costs into appraisals and viabilities.
  • Supporting value engineering activity at appraisal and pre-start stage.
  • Obtaining specialist quotations, such as demolition or other abnormal cost items, to help reduce risk within land viabilities.
  • Ensuring full viabilities comply with Group Guidelines on Viabilities, Budgets and Valuations.
  • Supporting the Commercial Manager with pre-budget costs for sites.
  • Assisting with the review of site budgets and analysis of variance reports.
  • Providing guidance to Surveyors at project handover stage where required.
  • Collating and submitting statistical analysis as needed.

Experience

  • Experience of working as an Estimator or Pre-Development Surveyor within a national housebuilder.

Qualifications and Training

  • Current CSCS card or equivalent.

Skills and Aptitude

  • Strong communication and listening skills.
  • Excellent attention to detail.
  • Ability to work on own as well as part of a team.
  • IT literate and the ability to adapt to new systems.
  • Good administration skills.
  • Committed to diversity and inclusion.

The Role and Working Conditions

  • Willing to be flexible in respect to day to day duties and hours worked.
  • Office based role, with travel within the Divisional area.
  • Ability to travel to development sites as and when required.
