The role
Carlisle Support Services is looking for a Fabric Engineer who will be responsible for delivering high quality planned preventative maintenance (PPM) and reactive repair tasks across building fabric elements, with a particular focus on roofing systems, gutters, and downpipes. This role ensures the safe, compliant, and efficient upkeep of building structures, preventing deterioration and resolving defects promptly to maintain asset integrity.
Days/Hours - 10pm till 6am Sunday to Thursday
Your core role will include but not be limited to the following activities:
- Carry out scheduled PPM tasks on: Flat and pitched roofing systems, Gutters, downpipes, and drainage channels, Roof access systems and fall restraint equipment (visual checks only, unless certified), Building fabric elements (doors, windows, walls, ceilings, floors, internal finishes)
- Inspect roof coverings for defects such as: Blistering, membrane failure, cracked tiles, slipped slates, Blocked or damaged gutters/downpipes, Failed flashings or seals
- Complete PPM reports with clear photos, descriptions, and recommended follow up works.
- Attend urgent call outs for building fabric issues including: Roof leaks and water ingress, Blocked or failing gutters/downpipes, Damaged cladding, fascias, or soffits, Internal damage resulting from weather or structural defects
- Diagnose faults accurately and implement effective temporary or permanent repairs.
- Perform minor roofing repairs such as: Replacement of broken or slipped tiles, Patching membrane or felt systems, Clearing guttering and downpipes, Repairing joints, seals, brackets, and fixings
- Identify when specialist contractors are required for escalated works.
- Carry out general fabric repair tasks including: Carpentry (doors, frames, locks, skirting), Basic plastering and patch repairs, Painting, sealing, and finishing, Minor masonry and concrete repairs
- Work in line with health & safety regulations, method statements, and risk assessments.
- Ensure work areas are left safe, clean, and secure.
- Report building fabric risks (e.g., structural deterioration, unsafe roof access conditions).
- Complete job sheets, PPM documents, and compliance records.
- Communicate clearly with clients, helpdesk, and contract management regarding issues, risks, and delays.
- Provide accurate material and labour estimates for quoted works.

The ideal candidate
Essential
- Strong experience in roofing maintenance (flat and/or pitched).
- Proven background in building fabric maintenance within commercial or industrial environments.
- Ability to diagnose and resolve fabric-related reactive faults.
- Competence in gutter, downpipe, and roof drainage PPM and repairs.
- Good understanding of building structures and drainage systems.
- Full UK driving licence.

Desirable
- Experience working on FM contracts or multi-site environments.
- Certification in working at height/roof access systems.
- PASMA/IPAF (useful but not essential).
- Basic plumbing, carpentry, or plastering skills.

This could include the following: passport / driving licence / utility bill dated in the last 3 months / HMRC letter / original bank statement / original payslip / birth certificate / a valid share code.
