Fabric Technician
Electrically/HVAC Biased Tradesperson – LCY3 (London)
LOCATION
Amazon, LCY3
ABOUT THE ROLE
An electrically/HVAC-focused tradesperson based at our LCY3 site, responsible for:
- Conducting planned preventative maintenance (PPM) and reactive repairs
- Maintaining and servicing mechanical, electrical, and HVAC (heating, ventilation and air conditioning) systems
- Assisting with building fabric maintenance tasks, including non-specialist repairs
- Supporting wider engineering operations across nearby sites as required
This role is part of ABM’s expertise in delivering world-class engineering and building services, ensuring smooth operations for our clients.
KEY RESPONSIBILITIES
Maintenance & Repairs
- Undertake planned and reactive maintenance as instructed by management, including:
- Electrical fault-finding, testing, and repairs
- PPM tasks for building services and equipment
- Non-specialist building fabric maintenance
- Adhere to company quality assurance (QA) and site procedures at all times
- Update and close PPM tasks via the site’s computerised maintenance system
- Ensure compliance with health and safety regulations
Site & Operational Duties
- Inspect all site services and respond to proactive call-outs/repairs
- Conduct maintenance within typical plant rooms, including elevated areas via platforms/ladders
- Maintain accurate detailed records and documentation for all site works
- Use all company tools correctly and keep them in serviceable condition

Administration & Team Support
- Maintain high engineering standards to ensure plant reliability
- Volunteer assist with security-related tasks, such as site searches when required
- Work collaboratively as part of a team, while also demonstrating self-directed work ethos
REQUIRED SKILLS & EXPERIENCE
Qualifications
- City & Guilds 2382 – 18th Edition Wiring Regulations (IEE)
- IPAF (Palletised LIFT)
- PASMA (Mobile Tower Work)
- NVQ/Classification Level 2 HVAC & Air Conditioning (or equivalent)
- ofqual-accredited ‘F-Gas’ UK qualification
- G3 (Part G3 of the Building Regulations) Hot Water Systems & Safety Course
- Water Regulations + L8 compliance
Technical & Engineering Skills
- Hands-on experience in HVAC & building services engineering
- Confident in fault-finding & troubleshooting scenarios
- Knowledge of Microsoft Office & Building Management Systems
- Clear working understanding of electrical, mechanical, and safe working practices
Soft Skills & Professionalism
- Smart appearance, always presentable
- Customer-focused approach – effective written and verbal communication
- Excellent interpersonal skills – comfortable in both teamwork and unsupervised work environments
- Self-motivated, flexible, and proactive in managing reactive duties
- Ability to adapt to sudden changes in priorities/work requests

SALARY & WORKING PATTERN
✅ £34,000 – £38,000 per annum (DOE) ✅ Shift pattern: Mon-Fri
