Facilities Duty Manager - London, NW9
We’re seeking a dedicated Facilities Duty Manager to join Encore at one of our established developments in North West London. This is a full-time opportunity for someone who takes pride in keeping sites well-maintained, safe, and welcoming.
Role Overview
Location: London, NW9 Hours: Mon-Fri, 14:00-22:00 Salary: £35,000
What You'll Be Doing:
Building Management: Complete evening site walkarounds, inspecting internal and external communal areas for cleanliness, damage, faults, and any health and safety risks. Contractor Management: Manage contractors on site, ensuring they work safely and follow signing-in/out procedures. Emergency Response: Act as the first point of escalation for facilities-related emergencies between 4pm and 10pm, including leaks, lift breakdowns, fire alarm activations, power outages, access control issues, floods, and security incidents. Resident Support: Be a first point of contact for residents, lessees, and visitors, providing reassurance, updates, and support with maintenance issues, complaints, emergencies, and general requests. Safety Checks: Carry out or oversee system testing where required, including emergency lighting, fire alarm systems, smoke vents, and lift emergency lines. Reporting & Handover: Keep accurate compliance records, incident logs, and handover notes, ensuring the daytime management team has clear information on any outstanding issues. Repairs & Maintenance: Raise urgent or emergency work orders out of hours, arrange contractor repairs, and follow up where possible through to completion. Team Leadership: Support, oversee, and manage the concierge team, allocating tasks, monitoring workloads, and helping ensure service continuity. Presentation Standards: Ensure concierge spaces, lobby areas, and communal areas remain clean, tidy, safe, and presentable at all times. Waste & Site Support: Assist with refuse management and any evening waste collection issues, working with existing staff or external contractors as required.

What We’re Looking For
Experience working on a large or complex development, ideally within residential block management, facilities, hospitality, or a similar operational environment is essential. Armed forces experience would also be welcomed.
Experience responding to incidents, emergencies, or urgent operational issues. Experience leading, mentoring, coaching, or developing a team. Contractor management experience. A good understanding of health and safety requirements, with practical experience applying them in an operational setting. Excellent time management and the ability to prioritise tasks effectively. Excellent written and verbal communication skills. Good computer skills, including Microsoft Office, particularly Excel, Word, and Outlook. A health and safety qualification such as IOSH Managing Safely, or willingness to work towards this within the first year of employment.
