LOCATION: Belfast
SHIFT PATTERN: Monday to Friday, 40 hours per week
SALARY: £35,000 per annum
Key Responsibilities
Project Management & Minor Works:
Support the ABM Site Supervisor in the end-to-end delivery of site improvement projects and minor works Define project scopes, programmes, and delivery timelines to ensure works are completed with minimal disruption to client production and business operations Assist in preparing quotations for labour, materials, and subcontractor works, ensuring transparency, cost-effectiveness, and value for money Coordinate internal teams and contractors to deliver projects safely, on time, and within budget
Technical Asset & Maintenance Strategy:
Support the response to site facilities production and safety issues, assisting with troubleshooting and resolution of critical asset failures Carry out fault finding on building services systems including HVAC, AHUs, electrical distribution, compressed air systems, pumps, lighting, and associated plant Drive planned maintenance standards in line with SFG20 principles to support compliance and maximise asset life expectancy Develop and maintain critical spare parts stock to minimise Mean Time to Repair (MTTR) for key infrastructure
Energy & Systems Management:
Monitor and optimise Building Energy Management Systems (BEMS) and Energy Management Systems (EMS) Identify opportunities to improve energy performance, reduce waste, and support sustainability objectives Use monitoring platforms and trend data to improve system efficiency and site performance

Contractor & Health & Safety Management:
Manage specialist subcontractors attending site for maintenance, repairs, inspections, and projects Ensure Permits to Work, Risk Assessments, and Method Statements (RAMS) are reviewed, approved, and adhered to Ensure all works are undertaken in accordance with client H&S standards, site procedures, and statutory requirements Carry out site safety inspections, audits, and toolbox talks to maintain a strong safety culture
Stakeholder Engagement & Reporting:
Provide regular updates to management and client stakeholders regarding asset condition, project progress, maintenance performance, and costs Maintain accurate records through MRI CAFM and other reporting platforms Attend operational meetings to align FM activities with production schedules and business priorities
Skills And Experience
Essential Criteria:
HNC/HND, Degree, recognised trade qualification, or equivalent experience in Electrical, Mechanical, or Building Services Engineering Experience maintaining and fault finding on HVAC, electrical, mechanical, and building services assets Knowledge of statutory compliance and planned maintenance regimes Experience managing subcontractors and controlling safe systems of work Experience using CAFM systems such as MRI CAFM Experience using BEMS platforms such as Trend IQ Vision or similar Commercial awareness with the ability to estimate labour and material costs Strong IT skills including Microsoft Office and Google Workspace Ability to read and interpret technical drawings, schematics, and manuals UK Driving Licence

Desired Skills:
Experience using eSight or similar energy monitoring software Knowledge of FMEA, Kaizen, 8D, or other structured problem-solving methodologies Strong attention to detail and ability to follow safety protocols Excellent organisational and planning skills Ability to work flexible hours, including weekends and evenings, as required
