Finance Director

SO52 / Southampton Area Full-time, permanent, hybrid Salary: £75,000 – £90,000 (DOE) Competitive benefits package

Supporting the growth of a fast-moving property investment business, our client, Building Futures Ltd, is a Dublin-based property investment and development business. Focused on transforming undervalued properties into high-quality homes, the company is built on an entrepreneurial mindset and ambitious growth plans, blending investment, refurbishment, and project delivery within a fast-paced environment.

They are now seeking an experienced Finance Director to drive the company’s financial strategy, treasury management, and investment oversight, supporting the next phase of expansion across a complex, multi-entity property portfolio. This is a commercially focused leadership role with significant exposure to investors, lenders, and board-level decision-making.


Key Responsibilities

Financial Strategy & Investment Oversight

  • Manage relationships with lenders, investors, and funding partners
  • Lead refinancing activities, debt negotiations, and covenant management
  • Conduct financial due diligence on acquisitions and disposals
  • Develop and refine investment appraisal models, including IRR, yield, and scenario analysis
  • Support buy-hold-sell strategies across the property portfolio

Treasury & Operational Finance

  • Maintain oversight of liquidity and cash flow forecasting, alongside working capital management
  • Oversee multi-entity consolidation and intercompany reconciliations
  • Ensure investor reporting is accurate and timely

Compliance & Audit

  • Lead compliance across VAT, corporation tax, PAYE, PRSI, and financial reporting obligations
  • Oversee year-end audit activity and advisor relations

Finance Function & Stakeholder Support

  • Build a scalable finance function, including systems and reporting capabilities
  • Collaborate closely with operational and development teams to drive business growth
  • Provide commercially focused, board-level reporting

Essential Requirements

  • Fully qualified accountant (ACA, ACCA, CIMA, or CPA Ireland)
  • 8+ years’ post-qualified finance experience, with senior leadership exposure
  • Strong expertise in treasury and cash flow management
  • Experience managing multi-entity or SPV structures
  • Proven track record in financial strategy and capital management
  • Strong commercial acumen, capable of influencing strategic decisions
  • Experience with board-level reporting and clear communication
  • Highly analytical, with investment appraisal capability
  • Ability to thrive in a fast-paced, high-growth environment

Desirable Experience

  • Property, construction, or real estate sector experience
  • Development finance and drawdown structures knowledge
  • Exposure to investor relations and joint ventures
  • Experience in a scale-up or high-growth business
  • Familiarity with Irish tax and regulatory requirements
