Fixed-Term Contract (Expectation to Become Permanent)
An exciting opportunity has arisen to join one of the UK's fastest-growing Build to Rent operators as General Manager of a flagship residential community in Sheffield. Working within one of the most dynamic and rapidly expanding sectors of the UK property market, you'll take full responsibility for the operational, commercial and customer experience performance of a large-scale Build to Rent development, leading an on-site team while creating an exceptional living experience for residents.
Initially offered on a 12-month fixed-term contract, this role is expected to become permanent as the portfolio continues to grow and evolve.
The Opportunity
This is a true General Manager position within the Build to Rent sector, offering full ownership of a professionally managed residential community. You'll be responsible for driving leasing performance, delivering best-in-class resident experience, overseeing building operations, managing financial performance and leading a high-performing on-site team.
The role would suit an ambitious Build to Rent, PBSA, residential lettings, property management or hospitality professional looking to take ownership of a flagship asset and make a visible impact within a growing business.
Key Responsibilities
Leasing & Occupancy
- Lead the successful leasing and stabilisation of the development.
- Drive occupancy and revenue performance through effective leasing strategies.
- Monitor local market trends and competitor activity to maximise rental income.
- Oversee the resident journey from enquiry through to move-in and ongoing tenancy management.

Resident Experience & Community Building
- Deliver an exceptional customer experience that reflects the high standards expected within Build to Rent.
- Create a welcoming, service-led environment for residents and visitors.
- Lead resident engagement initiatives, community events and local partnerships.
- Monitor resident feedback and implement continuous improvements to service delivery.
Property Operations
- Take overall responsibility for the safe, efficient and compliant operation of the building.
- Oversee maintenance programmes, contractor management and building performance.
- Ensure all health and safety, compliance and statutory obligations are met.
- Lead operational responses to building issues and resident concerns.
Team Leadership
- Recruit, develop and lead a multidisciplinary on-site team.
- Create a high-performance culture focused on customer service, accountability and results.
- Conduct regular coaching, performance reviews and development planning.
Commercial & Financial Performance
- Manage operational budgets and monitor asset performance.
- Report on key Build to Rent metrics including occupancy, rental performance, resident satisfaction and operational KPIs.
- Oversee rent collection processes and support effective arrears management.

About You
We're looking for an experienced operational leader who understands the unique blend of hospitality, property management and customer experience that defines successful Build to Rent communities. You will likely have:
- Experience within Build to Rent (BTR), Private Rented Sector (PRS), PBSA or a similar residential environment.
- A strong understanding of leasing, property management and resident services.
- Proven experience managing teams and driving operational performance.
- A commercial mindset with experience delivering occupancy, revenue or sales targets.
- Knowledge of relevant property legislation, compliance requirements and health & safety standards.
- A proactive, hands-on approach with the ability to solve problems and lead from the front.
