General Manager – Build-to-Rent (BTR), Manchester
Join a leading operator in the UK residential sector and take on a pivotal, end-to-end leadership role in Manchester’s thriving Build-to-Rent (BTR) market. This opportunity offers the chance to shape resident experiences, drive financial performance, and lead operational excellence across a major development.
About the Role
As the General Manager – Build-to-Rent, you will be the on-site leader, fully responsible for the performance, growth, and enhancement of a residential BTR asset. Your role spans resident engagement, revenue optimisation, operational efficiency, and regulatory compliance—ensuring both ** strenght financial outcomes** and an unmatched living experience.
Key Responsibilities
Commercial & Financial Performance
- Achieve occupancy, revenue, and retention targets, with full accountability for lease-up success.
- Oversee rent collection, budget management, and financial reporting, presenting P&L statements to executive stakeholders.
- Drive profitability and value creation, while balancing market rates with optimal resident satisfaction.

Operational Management
- Lead the day-to-day running of the development, ensuring seamless coordination of:
- Property maintenance & facilities management
- Security & cleaning services
- General upkeep and compliance with asset standards
Team Leadership & Development
- Recruit, train, motivate, and mentor a cross-functional team, including:
- Leasing Managers
- Resident Services Managers
- Maintenance Technicians
- Foster a high-performance, resident-centric culture and develop team leaders from scratch.
Resident Experience & Community Building
- Design and execute a best-in-class engagement strategy, focusing on:
- Curating amenity spaces and community events
- Maximising resident satisfaction and retention rates
Compliance & Risk Mitigation
- Ensure total adherence to:
- UK residential tenancy law
- Health & Safety regulations
- Environmental and legal best practices
Leasing & Marketing Support
- Collaborate with Head Office to refine and execute leasing campaigns.
- Manage the full leasing lifecycle, from inquiries through to resident move-in.

Requirements
Essential Qualifications & Experience
- Minimum 3+ years of proven leadership as a:
- General Manager
- Head of Operations
- Senior Manager (preferably in BTR, hospitality, student accommodation, or retail)
- Strong commercial acumen, with experience in:
- Large-budget management
- Revenue/leasing performance growth (preferably with P&L ownership)
- Degree or professional qualification preferred (e.g., Property Management, Business Studies, Hospitality).
