General Manager – Luxury Residential Development
Mayfair, London | £70,000–£80,000 | Monday–Friday
A rare opportunity has arisen for an accomplished General Manager to lead one of London's most prestigious luxury residential developments. This is a high-profile leadership role at the heart of a premier Mayfair address, responsible for the overall operation, service delivery, and reputation of the site.
The Role
As General Manager, you will take full ownership of the day-to-day running of the development, leading on-site teams, managing contractors and service partners, and acting as the principal point of contact for residents, the client, and key stakeholders. You will drive operational excellence, ensure statutory compliance, maintain exceptional presentation standards, and deliver a truly world-class resident experience.
Key Responsibilities
- Provide visible, hands-on leadership to the on-site concierge, housekeeping, and operations teams, fostering a high-performance, resident-focused culture.
- Oversee the smooth day-to-day operation of the development, maintaining exceptional presentation and service standards throughout.
- Act as the primary escalation point for residents, operational matters, and incidents, handling sensitive issues with discretion and professionalism.
- Ensure full compliance with all health & safety legislation, including the Building Safety Act 2022, fire safety, statutory testing, and Golden Thread record-keeping.
- Conduct regular building inspections and audits, managing defects, remedial actions, and life safety systems.
- Manage staffing levels, rotas, absence, appraisals, and team development to ensure consistent service delivery.
- Own and maintain Standard Operating Procedures, ensuring the team is fully trained and compliant.
- Support service charge budget planning, manage operational expenditure, and drive value for money through supplier reviews and procurement.
- Manage contractor performance against SLAs, ensuring certifications, insurance, and compliance standards are maintained.
- Prepare and deliver accurate client reports, and build strong relationships with the client, directors, consultants, and contractor network.
- Lead resident engagement initiatives and monitor satisfaction, driving continuous improvement.

About You (Essential)

- Proven experience managing a premium residential, hospitality, build-to-rent, or mixed-use development.
- Strong leadership and people management capabilities.
- Excellent working knowledge of health & safety legislation and the Building Safety Act 2022.
- Experience managing budgets, service charge expenditure, and contractor performance.
- Exceptional communication and stakeholder management skills.
- Highly organised, with the ability to manage multiple priorities simultaneously.
- Proficiency in property management and compliance systems.
Desirable
- IOSH or NEBOSH qualification.
- IWFM or IRPM qualification (or equivalent).
- Experience using Dwellant or similar compliance management systems.
- Experience managing luxury residential developments.
Package
- £70,000–£80,000 depending on experience.
- Monday to Friday.
