Knotel Marketing Director
Knotel, the leading provider of managed office experiences, is looking for a Marketing Director to help guide the next phase of growth and evolution building on a strong commercial foundation. The business, founded in 2016, became a wholly owned subsidiary of Global Real Estate Advisor Newmark in 2021 giving it a unique position in the market.
The Marketing Director will be responsible for leading and overseeing all marketing efforts Globally, including the analysis of business deliverables, lead generation, reporting, marketing communications, and brand development.
This role requires a strong commercial mindset, combining strategic thinking with excellent influencing skills. You’ll have an understanding of digital and content marketing, which works in parallel with brand development, building salience for Knotel with owners, occupiers and real estate advisors, and which ultimately drives lead generation. Your focus will be across three core products: Knotel’s office portfolio, Knotel’s Managed Office Experience (Knotel Services) and Work Club Membership and Events.
This role is an integral part of the Commercial Team, sitting within Knotel’s Growth function which combines sales, marketing, business development and commercial. The successful candidate will partner with the Senior Marketing Manager in executing a successful marketing strategy, measured by revenue contribution and lead growth across the business.
They will act as a ‘player-coach’, not shy in rolling up their sleeves, to execute the strategy within budget, in a collaborative manner across the business and with external partners and agencies.
Key Responsibilities
Marketing Strategy, Planning and Execution
- Develop, implement and manage the marketing strategies for lead generation across the Knotel Services business, Knotel’ office portfolio, and Knotel’s Work Club events and memberships.
- Analyse and set marketing deliverables to ensure alignment with core business objectives.
- Identify opportunities for growth and improvement in lead generation activities.
- Be the key point of contact for Newmark’s CMO, creating alignment in goals and activities whilst also leaning into Newmark systems to deliver Knotel work.
- Oversight of the Marketing budget, ensuring effective allocation to maximise ROI.
- Ownership of third party suppliers, contracts and negotiations for marketing.
- Partner with senior leadership to align marketing strategies with business objectives.

Lead Generation
- Develop and execute a clear lead generation strategy to service all parts of the Knotel business, creating, monitoring and optimising the lead funnel.
- Own and deliver the design, development and optimisation of paid lead generation.
- Develop and evolve lead generation reporting to demonstrate commercial impact and to inform future activity.
Brand
- Develop and grow Knotel’s brand strategy and tactics, bringing together the three core Knotel products and creating a clear, consistent voice to market.
- Continue to develop Knotel’s owned brand channels including: website, social media, SEO/GEO.
- Grow and leverage existing brand partnerships which deliver shared brand equity, and identify opportunities to secure further partnerships which create mutual benefit.
- Partner with General Managers across Knotel regions to support delivery of all other Brand initiatives.
- Act as the brand guardian, actively overseeing all brand outputs and touchpoints.
Marketing Communications
- Create and execute marketing communications plans across channels.
- Identify opportunities for PR and work with Newmark’s PR team to secure coverage.
- Manage social media content, including planning, scheduling, and execution across various platforms.
- Deliver the creation and maintenance of website content, including blogs and thought leadership pieces.
- Ensure consistency and alignment of messaging across all marketing channels.
- Partner with the General Managers across Knotel regions to Marketing team to support delivery of Marketing Communications activities.

Reporting
- Prepare and present monthly and quarterly reports on marketing performance.
- Develop dashboards and automated reporting systems to provide insights into Marketing performance.
- Create and monitor KPIs and OKRs to measure the effectiveness of marketing strategies.
- Provide insights and recommendations based on data analysis to improve marketing outcomes.
Candidate Profile
- The ideal candidate for this role loves to come up with creative, commercial ideas that they can implement at pace with a small, dynamic team.
- Ability to see the bigger picture whilst leaning into execute and deliver personally
- Proven experience in a senior marketing role, preferably as a Head of Marketing, Marketing Director or similar.
- Experience within the Real Estate Industry is vital
- Strong commercial analytical skills with the ability to interpret data and make data-driven decisions.
- Comfortable using AI
- Excellent communication and interpersonal skills.
- Proficiency in digital marketing tools and platforms, including social media management, SEO, and content management systems.
- Ability to work collaboratively with cross-functional teams and external partners.
- Strategic thinker with a commercial, results-oriented mindset.
