Development Project Coordinator – Junior Role
Location: London, with travel across South East/South West, 3+ days/week in office Company: Red Loft – Housing Development & Regeneration Consultancy Grade: Mid-Journey Professional: £28,000–£32,000** per annum + benefits

We are a specialist housing development consultancy helping Registered Providers, Local Authorities and Developers bring forward transformational projects across London, the South East and the South West. Our end-to-end services include:
- Development project delivery (feasibility to completion)
- Financial viability assessments and land finding
- Development strategy & procedures, including Homes England & GLA compliance
- Sales, marketing and letting services (Shared Ownership included)

Role Overview
Position: Development Project Officer (Associate) arning Opportunity: Aimed at ambitious graduates or early-career professionals seeking hands-on experience in housing development, regeneration and planning. You’ll work closely with senior consultants to support clients from feasibility and strategy stages through to planning approvals, procurement and on-site delivery.
This role is designed to increase your skills and exposure across:
- Market viability
- Policy compliance (Homes England/EPC)
- Land procurement/agency
- Project management (RIBA staged delivery approach)
- Programming/cashflow forecasting
Key Responsibilities
1. Development Project Management
- Assist in preparing and progressing projects from concept to completion across multiple stages:
- Feasibility and strategy framing
- RIBA-regulated (RIBA Stages 1–8) delivery and progress templating
- Client liaison (Planning/discharging conditions)
- Next-page progress reports and summaries

- Manage risk registers for projects, monitoring and updating risks in collaboration with consultants.
2. Financial & Viability Work

Support preparatory work on:
- Feasibility and viability reports
- Uränுதல்ারাாணಾ (enterprise value and development viability analysis)
- Financial appraisal templates and risk maps (via VanESP)
- Project programmes and cashflow projections

Build a comprehensive knowledge of how viability influences decisions across policy (e.g. Affordable Housing Requirements*|EPC targets) and contractor/asset-owner briefing options.
3. Policy & Documentation Support
- Collaborate with clients on:
- Preparing Development Agreements and framework documentation
- Process guides such as call-offs or shared ownership paperwork
- Ensure adherence to disclosure obligations and CA pleasant principles.
4. Stakeholder Engagement
- Represent Red Loft at client meetings and scheme appraisals.
- Develop internal and external communication skills for project presentations and updates.
5. Administrative & Analytical Support
- Maintain client and project databases (via electronic/integrated systems).
- Deliver concise reports for internal governance (partners/directors).
Personal Attributes
Requirements:

Education: UK bachelor’s degree (minimum 2:2) or equivalent, or relevant HND/Diploma + technical credits.

Skills:
- Exceptional organisational structure with a proactive, self-starting approach.
- Market Understanding: Affable passion for housing regeneration or planning.
- Commercial Awareness: Confidence in sector-specific commercial frameworks.
- Problem-solving: Strong analytical mindset applied to complex planning/finance scenarios.
- Communicate efficiently with diverse stakeholders (clients, leads, contractors).
- Multi-tasking: Ability to manage commercial/conceptual boundaries and tight deadlines.

Backup (minimum:
- Attendance: Willing to be based in Red Loft office 3+ days/week.
- Travel: Private transportation essential (London/SE/SW sites).
- Growth: Commitment to PDP (personal development planning) and continuous improvement.

Desirable but Optional:
- Validity of a valid driving licence (preferably full category).
- BSc Architecture, RICS or RTPI accredited degree pathway (e.g. Urban/Planning Studies).
- Knowledge of recent policy shifts (e.g. New Homes Mutual Agreement, SPVs/structures).

Compensation & Benefits
- Base: £28,000–£32,000** (experience-based)
