Hard Services Facilities Manager
Location – Hursley, SO21 2JN, with some travel to London
Hours – Monday – Friday, 08:00 - 17:00

Apleona is seeking an experienced and motivated Hard Services Manager to lead the delivery of hard FM and maintenance services across a key client portfolio. Reporting to the Account Director, you will be responsible for managing engineering teams, ensuring statutory compliance, driving operational performance, and maintaining excellent client relationships.
Responsibilities
As part of the Hard Services role, you will:
- Lead the day-to-day delivery of hard services, engineering, and maintenance operations.
- Manage planned preventative maintenance (PPM) programmes and ensure full statutory compliance.
- Oversee reactive maintenance activities, ensuring service level agreements (SLAs) are achieved.
- Lead, motivate, and develop engineering and FM teams.
- Manage subcontractors and ensure service delivery standards are maintained.
- Monitor KPIs, compliance performance, and operational risks, implementing improvement plans where required.
- Support the delivery of small works and minor projects.
- Manage operational budgets, control costs, and identify efficiencies.
- Act as the primary point of contact for client operational matters and participate in performance review meetings.
- Promote a strong Health, Safety, Environment, and Quality (HSEQ) culture across all sites.
- Ensure effective use of CAFM systems and maintenance reporting processes.

Requirements
As a Hard Services Manager, we’re looking for:
- Proven experience in a Hard Services, Engineering, or Facilities Management leadership role.
- Experience managing budgets and delivering against financial targets.
- Ability to manage and develop multi-disciplinary teams.
- Strong knowledge of building maintenance, compliance, and service delivery.
- Experience operating within a fast-paced, customer-focused environment.
- Excellent communication, organisational, and stakeholder management skills.
- Mechanical or Electrical qualification from a recognised professional body.
- Experience working within large, multi-site FM contracts.
- Knowledge of CAFM/CMMS systems.
- Strong understanding of commercial and contract management principles.
- Strong leadership and people management skills.
- Excellent planning, organisational, and decision-making ability.
- A customer-focused approach with a commitment to service excellence.
- Commercial awareness and a results-driven mindset.
- The ability to manage change, solve problems, and drive continuous improvement.
- A proactive approach to health, safety, and compliance.
- Valid UK Driving license with access to personal vehicle.
