Asset Manager – Eagle Street Partners (London)

This role sits within Eagle Street Partners, a platform of Arrow Global Group.

The Assets Manager will drive performance across a diversified value-add real estate portfolio, encompassing multiple sectors:

  • Retail
  • Office
  • Industrial & logistics
  • Mixed-use
  • Residential
  • Living & alternatives

The role demands a strategic, hands-on approach to deliver asset-level business plans, maximise value, and manage transactions across leasing, capital expenditure (capex), financing, valuations, and reporting.


Key Responsibilities

  • Business Plan & Investment Strategy

    • Develop and execute asset-specific business plans aligned with fund strategy and overall investment objectives.
  • Value Enhancement & Strategy Execution

    • Identify and execute value-add initiatives, including:
      • Leasing and tenant scrutiny
      • Refurbishment, redevelopment, repositioning
      • Operational improvements
      • Income growth
      • Cost control
      • Planning and change of use strategy
  • Financial & KPI Monitoring

    • Track performance against budgets, underwriting targets, and fund objectives, notably:
      • Occupancy rates
      • Earnings Rent Roll (ERV)
      • Net Operating Income (NOI)
      • Capital expenditure (capex)
      • Internal Rate of Return (IRR)
      • Equity multiples
      • Valuation movements
  • Leasing & Tenant Relations

    • Lead leasing strategy, oversee:
      • Rent reviews and renewals
      • Regears and vacancy management
      • Service charge matters
      • Tenant relationships and retention

  • Property Operations

    • Collaborate with property managers to ensure:
      • High-quality operational performance
      • Tenant service delivery
      • Regulatory compliance
      • Cost control
  • Financial & Risk Management

    • Manage budgeting, forecasting, and cash-flow analysis
    • Maintain and refine financial models
    • Assess the financial impact of leasing, capex, financing, and disposal decisions
  • Reporting & Stakeholder Engagement

    • Support investor reporting, fund reviews, investment papers, and committee materials
    • Present findings to stakeholders, including:
      • Fund boards
      • Investors
      • Advisory teams
  • Team & Advisor Coordination

    • Direct and develop a high-performing asset management team
    • Lead engagement with external advisors, coordinating alignment between:
      • Investment teams
      • Director-level partners
      • Finance
      • Legal
      • Development
      • ESG
      • Investor relations

Required Skills, Knowledge & Experience

  • Technical Real Estate Expertise

    • Deep knowledge of real estate investment, specifically:
      • Asset management, leasing, valuations, capex strategy
      • Development appraisals and transaction exits
      • Extensive network within capital and occupational markets
  • Financial Proficiency

    • Proficiency in financial models, including:
      • Discounted Cash Flow (DCF) and Modelling
      • IRR and NPV calculations
      • Yield analysis
      • Earnings Rent Roll (ERV) monitoring
      • Rent roll management and lease interpretation
      • Valuation metrics and assessing asset health

    • 10–15+ years of experience in:
      • Asset management
      • Real estate investment/fund management
      • Development
      • Advisory or principal-side real estate investing
  • Sector & Strategy Preference

    • Strong preference for retail shopping centre experience
    • Exposure to value-add strategies, including:
      • Leasing and repositioning
      • Refurbishment and redevelopment
      • Operational stabilisation and disposals
  • Multi-Sector réal estate experience is advantageous, including:

    • Experience with institutional investors
    • Private equity real estate (PE) funds
    • Real Estate Investment Trusts (REITs)
    • Developers and operating platforms
  • Qualifications (not essential but advantageous):

    • MRICS, CFA, ACA, ACCA
    • Degree-qualified in real estate, finance, or related fields
