About The Role
As Head of Facilities and Estates, you will play a critical role in planning, executing, and overseeing hotel renovations, upgrades, and maintenance projects to ensure they are completed to the highest standard, on time, and within budget. You will lead all engineering operations across our hotel and spa, ensuring the mechanical, electrical, plumbing, and HVAC systems are fully compliant, efficient, and reliable. This role carries responsibility for the overall maintenance and technical integrity of the property’s estate, grounds, and infrastructure, directly supporting an exceptional experience for both guests and staff. A strong technical background, hands-on approach, and passion for maintaining high-quality facilities and grounds are essential to enhancing our estate and the overall guest journey.
Key Responsibilities
Maintenance and Operations
- Oversee the day-to-day maintenance and repair work of hotel and spa facilities, including:
- Guest rooms
- Spa areas
- Restaurants and public spaces
- Back-of-house areas
- Grounds
- Biomass systems
- Conduct regular inspections of the hotel and spa’s facilities and grounds to identify potential areas for improvement or necessary repairs.
- Evaluate risks and challenges associated with each project, proactively identifying solutions to mitigate issues.
- Collaborate with the Spa Operations Team to support the operation and maintenance of specialised spa equipment, including:
- Water treatment systems
- Spa pools
- Hot tubs
- Saunas
- Ensure all spa facilities consistently meet safety, hygiene, and quality standards.
- Establish clear performance metrics and service level agreements (SLAs) with contractors to ensure:
- Work is completed to specification
- Fully compliant with regulations
- RAMS (Risk Assessment and Method Statement) adherence
- Delivered within agreed timelines and negotiated costs
- Identify and implement operational efficiencies to enhance performance, reduce costs, and support overall service excellence.

Team Management
- Lead, manage, and develop the maintenance and grounds team to ensure safe and effective operation of critical systems, including:
- Electrical
- Plumbing
- HVAC
- Lifts and other engineering systems
- Ensure the team has the necessary skills, training, and resources.
- Act as the primary point of contact for renovation and construction inquiries.
- Keep hotel management, department heads, and stakeholders informed on project progress, challenges, and achievements.
- Assess training needs and implement development initiatives aligned with budgetary constraints.
- Promote a supportive culture through:
- Mental health awareness
- Open, honest communication
- Model wellbeing and encourage a healthy work-life balance within the team.
- Prioritise respect, inclusion, and emotional welfare, fostering a workplace where concerns and ideas are valued.
- Monitor for signs of stress or burnout, offering support and HR/wellbeing resources if needed.
Safety and Security
- Ensure compliance with:
- Health and safety standards
- Building and environmental regulations
- Industry best practices
- Participate in crisis management and emergency procedures.
- Prioritise safety and security in all hotel and spa operations.
- Implement and maintain safety protocols.
- Protect guest comfort and health during renovations or maintenance by managing:
- Noise levels
- Visual disruptions
- Coordinate work schedules to minimise disruption, including evening shifts for guest satisfaction.
Planning and Scheduling
- Manage preventive maintenance programs to reduce downtime and increase asset longevity.
- Develop and manage an annual maintenance budget, adjusting to avoid overruns.
- Implement energy-saving initiatives and sustainability practices.
- Monitor costs and report budgetary issues to senior management in a timely manner.

Quality Control and Asset Protection
- Oversee project timelines, ensuring all phases are completed on schedule with effective delay management.
- Coordinate between all parties for smooth project transitions.
- Enforce strict quality control measures, including:
- Work inspections
- New system testing/commissioning
- Respond promptly to engineering maintenance requests to minimise guest disruption.
- Maintain strong contractor, supplier relationships to ensure quality and contract adherence.
- Protect hotel and spa assets through consistent upkeep and post-completion inspections.
- Collect stakeholder feedback to improve future project planning.
Personal Specification
Essential
- Proven experience in facilities, engineering, or estate management, preferably in hospitality or luxury property.
- Excellent technical knowledge of systems like:
- MEP (Mechanical, Electrical, Plumbing)
- HVAC
- Biomass
- Water treatment
- Hands-on leadership, with strong skills in:
- Planning
- Communication
- Problem-solving
- Track record of managing refurbishment projects, budgets, and contractor relationships.
- Commitment to high standards in safety, sustainability, and guest experience.
- Dedication to team development, wellbeing, and inclusive leadership.
Additional Information
- Full-time, 45 hours per week.
- Salary: £55,000 – £60,000.
- Full flexibility required; shifts adapt to team/business needs.
