The Role: Head of New Sales

Location: London

Salary: up to £100,000 basic + Incredible OTE

Sector: Real Estate – Later Living

I am delighted to be working with a leading later living operator to find them a Head of New Sales to take ownership of performance across a portfolio of established developments.

This is sales, but not as you know it. This role goes beyond traditional transactional selling. It is about building trust, nurturing relationships, and guiding customers and families through one of life’s most considered decisions. Success comes from authenticity, credibility, and the ability to create tailored solutions that genuinely work for the individual.

Operating across maturing schemes, you will personally originate and close high-value transactions, often stepping into complex or sensitive situations to unlock movement and maintain momentum. You will act as a visible, hands-on presence across sites — supporting teams, strengthening pipelines, and ensuring every opportunity is progressed with care and commercial focus.

Working closely with the Regional Director, you will shape deal strategy, influence performance, and bring a disciplined yet empathetic approach to driving occupancy.

Key requirements:

  • A strong track record of personally closing residential or property-based transactions
  • Experience handling longer, relationship-led sales cycles with multiple stakeholders (e.g. families, advisors)
  • The ability to navigate complex or stalled deals with creativity and sensitivity
  • A highly present, hands-on approach with confidence operating across multiple sites
  • Commercially driven, but grounded in authenticity and long-term relationship building

Experience:

  • A demonstrable (and evidential) personal track record of creating and closing complex, high-value residential property transactions
  • At least three examples in the last 24 months of personally originating and closing transactions, with specific deal barriers overcome and solutions designed
  • Experience in a live, operational residential village, new homes, or premium property sales environment
  • Proven ability to manage a personal deal pipeline across multiple sites simultaneously
  • Experience coaching site sales teams to improve conversion, as part of a broader personal-delivery role
  • Comfort with CRM-led pipeline management and data-driven sales decision-making
