As our development portfolio continues to grow, we're looking for an exceptional Head of Off-Plan Sales to lead the commercial success of every new village launch from concept to completion.
The Opportunity
This is a unique opportunity to join the commercial leadership team of one of the UK's leading luxury retirement living businesses.
As Head of Off-Plan Sales, you'll be responsible for creating commercial momentum long before a village opens. From developing launch strategies and building qualified sales pipelines to securing reservations and managing investor relationships, you'll play a critical role in bringing our newest communities to life.
Working closely with Development, Marketing, Construction and the Director of Central Sales, you'll ensure every new village launches successfully and transitions seamlessly into operational sales.
This role requires a specialist in off-plan sales. You'll understand how to sell a lifestyle and a vision before a physical product exists, while giving buyers and investors the confidence to commit throughout the development journey.
The Role
You'll Be Responsible For
- Developing and delivering the commercial strategy for every new village launch.
- Building qualified off-plan sales pipelines from the earliest stages of development.
- Managing relationships with prospective homeowners and investors throughout the pre-completion sales journey.
- Working alongside Development and Construction teams to align commercial activity with build programmes.
- Partnering with Marketing to deliver compelling launch campaigns, events and customer experiences.
- Leading launch activity, reservation performance and commercial reporting across multiple developments.
- Supporting pricing strategy, incentives and reservation structures alongside the Director of Central Sales.
- Ensuring all off-plan sales activity is delivered compliantly and in line with industry regulations.
- Managing the transition from off-plan sales into live operational sales once villages open.

About You
You'll be an experienced off-plan sales professional with a proven ability to launch successful residential developments from the ground up.
Qualifications
- Degree-level education or equivalent professional experience in property sales, development, or commercial management
- Knowledge of ARCO Code requirements as they apply to off-plan and pre-completion residential sales - essential
- Professional qualification in property, sales, or marketing - desirable
Experience
- At least two completed off-plan or new development projects, from pre-launch through to post-launch completion, with pre-launch pipeline size and reservation rate the candidate can describe specifically
- Demonstrable experience managing institutional or individual investor relationships through a pre-completion sales cycle
- A track record of building launch pipelines from concept, before a show suite or physical product exists
- Experience working cross-functionally with Development or Construction to align commercial commitments with build timelines
- Understanding of the legal and compliance framework for off-plan residential sales in the UK

- Process-disciplined, managing complex off-plan documentation and compliance obligations with precision
- Strong communicator, adapting tone and content for investor, end-buyer, and internal stakeholder audiences
- Collaborative across Development, Marketing, and the wider commercial team
