The Role: Head of Off-Plan Sales

Location: London

Sector: Real Estate: Later Living

Salary: up to £95,000 basic + Amazing OTE

I am working with a high-end operator in the world of Senior Living to find them a Head of Off-Plan Sales to lead the commercial strategy and delivery of new village launches across its growing portfolio.

This is relationship-based sales at its best. It is not your average Estate Agency piece.

There is no finished product. No lived-in community. No immediate proof point. Success in this role comes from the ability to build belief early, create trust from concept, and guide customers and investors through a long, considered journey.

You will take ownership of pre-launch and early-stage sales activity, building pipelines from zero and converting interest into committed reservations. This requires a nuanced, relationship-led approach: balancing investor expectations with the emotional considerations of future residents and their families.

Working closely with central sales, development, and marketing teams, you will shape the commercial strategy for each launch, from initial positioning through to execution and eventual handover into live sales.

Key Responsibilities Include

  • Building and converting off-plan pipelines ahead of launch, often without a physical product
  • Managing relationships with both investors and future residents throughout the pre-completion journey
  • Leading launch strategy, including pricing, incentives, and event execution
  • Creating momentum from a standing start, ensuring early-stage commercial success
  • Aligning closely with development and construction to manage expectations and delivery

Experience

  • At least two completed off-plan or new development projects, from pre-launch through to post-launch completion, with pre-launch pipeline size and reservation rate the candidate can describe specifically
  • Demonstrable experience managing institutional or individual investor relationships through a pre-completion sales cycle
  • A track record of building launch pipelines from concept, before a show suite or physical product exists
  • Experience working cross-functionally with Development or Construction to align commercial commitments with build timelines
  • Understanding of the legal and compliance framework for off-plan residential sales in the UK

The successful candidate will bring proven off-plan or new development sales experience, with a track record of launching schemes from concept and maintaining buyer commitment through to exchange. You will be confident operating in ambiguity, highly credible with investors, and skilled in building long-term relationships grounded in trust and transparency.
