Head of Property & Acquisition – Europe

As Head of Property & Acquisition for Europe, you will be a seasoned expert in restaurant and retail development, leading aggressive growth across the UK, France, and Germany, with further expansion objectives based on strategic priorities.

This role involves leading property acquisition and development projects from end-to-end—from platform sourcing to restaurant handovers—while managing broker networks, negotiating landlord contracts, and ensuring local regulatory compliance. You will work closely with internal teams (e.g., design and construction) and external partners, demonstrating both strategic vision and hands-on operational expertise.

Reporting to the Director of International Development and dotted-line to the Managing Director, Europe, you will be responsible for driving real estate and development initiatives across Europe, collaborating with landlords, brokers, and local teams to support multi-year pipeline growth.

Must relocate to London (UK), where deployed days will be 3 in-office / 2 remote at the Chipotle Europe Head Office (Covent Garden). Up to 30% heavy travel within Europe is required.


Key Responsibilities

Strategy & Leadership

  • Lead internal and external teams to achieve growth targets across multiple territories.
  • Develop and manage a broker network to secure real estate opportunities for acquisition, leasing, and multi-site hospital development.
  • Negotiate contract terms with landlords—from small investors to corporate entities—ensuring alignment with business objectives while maintaining ongoing engagement with local legal teams.
  • Work with construction teams to align on design requirements post-opening and ensure seamless restaurant turnover and handover to operations.
  • Position real estate deals and negotiations to Chipotle’s approval boards through executive-level presentations and marketing tours with senior leadership.
  • Represent Chipotle at local/regional/national events to stay current on market trends and industry shifts.

Market Intelligence & Planning

  • Conduct market research, both formal and informal, to assess investment opportunities and prioritize trade areas in alignment with Managing Director objectives.
  • Prepare long-term development projections as part of Chipotle’s annual market planning process, including European pipeline forecasting for new sites.

Operational Excellence

  • Oversee end-to-end real estate strategies, from initial sourcing to restaurant opening, ensuring financial and legal compliance.
  • Maintain accurate, up-to-date real estate project data in Chipotle’s management system.
  • Support billion-dollar-scale growth initiatives and promote the Chipotle brand where stores are built.

Requirements

Essential Qualifications

  • Degree (BA/BS or equivalent) in real estate, finance, or GIS.
  • Minimum 7+ years of experience in QSR (quick-service restaurant), fast-casual, or multi-site hospitality real estate site selection.
  • Proven cross-functional leadership capabilities in date for partnering with finance, legal, and operations teams.
  • Strong communication and influencers that can work with brokers, landlords, and internal teams with a structured approach.
  • Ability to work independently, pay attention to detail, and execute across multiple initiatives without compromise.

Preferred Skills & Experience

  • Experience with enterprise-level property management systems, including Tririga.
  • Bi-lingual in French and English (an asset for market engagement).
  • Direct experience in European restaurant/multi-site hospitality real estate markets.
