Head of Property & Projects
Head of Property & Projects – LBS
Location: Head Office with travel across the LBS Group
Help Shape the Future of LBS
LBS is Wales' leading independent builders' merchant, and we're seeking an experienced Head of Property & Project to spearhead the development and management of our branch estate.
Reporting directly to the Operations Director, you will:
- Drive the property strategy.
- Manage the branch estate.
- Oversee capital projects including new branch openings, relocations, refurbishments, and site improvements.
Key Responsibilities
- Manage the entire LBS property portfolio, covering:
- Lease agreements
- Rent reviews
- Compliance
- Dilapidations
- Lead end-to-end delivery of capital projects from conception to completion
- Identify opportunities to expand and optimise our branch network
- Manage project budgets, contractors, consultants, and suppliers, ensuring all work is delivered safely, on time, and within budget
- Collaborate closely with Operations, Commercial, and Finance teams to support strategic business growth

About You
You will be a commercially minded property professional with strong project management expertise, capable of successfully delivering both property-focused and construction endeavours. Key traits include:
- Exceptional communication and stakeholder management
- Confidence in negotiation and conflict resolution
- Ability to juggle multiple priorities in a fast-paced, multi-site environment
Essential Skills & Experience
- Direct experience in property, estate management, or project management
- Solid commercial and financial awareness
- Proven success managing contractors, budgets, and capital projects
- Ability to handle stakeholder discussions and negotiate effectively
- Valid UK driving licence

Hours of Work
Flexible over 5 days, averaging 38.75 hours per week (7:30am–4:30pm).
