Head of Property & Projects

Head of Property & Projects – LBS

Location: Head Office with travel across the LBS Group

Help Shape the Future of LBS

LBS is Wales' leading independent builders' merchant, and we're seeking an experienced Head of Property & Project to spearhead the development and management of our branch estate.

Reporting directly to the Operations Director, you will:

  • Drive the property strategy.
  • Manage the branch estate.
  • Oversee capital projects including new branch openings, relocations, refurbishments, and site improvements.

Key Responsibilities

  • Manage the entire LBS property portfolio, covering:
    • Lease agreements
    • Rent reviews
    • Compliance
    • Dilapidations
  • Lead end-to-end delivery of capital projects from conception to completion
  • Identify opportunities to expand and optimise our branch network
  • Manage project budgets, contractors, consultants, and suppliers, ensuring all work is delivered safely, on time, and within budget
  • Collaborate closely with Operations, Commercial, and Finance teams to support strategic business growth

About You

You will be a commercially minded property professional with strong project management expertise, capable of successfully delivering both property-focused and construction endeavours. Key traits include:

  • Exceptional communication and stakeholder management
  • Confidence in negotiation and conflict resolution
  • Ability to juggle multiple priorities in a fast-paced, multi-site environment

Essential Skills & Experience

  • Direct experience in property, estate management, or project management
  • Solid commercial and financial awareness
  • Proven success managing contractors, budgets, and capital projects
  • Ability to handle stakeholder discussions and negotiate effectively
  • Valid UK driving licence

Hours of Work

Flexible over 5 days, averaging 38.75 hours per week (7:30am–4:30pm).
