About CastleBrae
CastleBrae is West Lothian's leading letting agency, and we're growing fast. With a fresh new brand, a stunning new office on Bathgate George Street, and continued investment in our people and marketing, this is one of the most exciting periods in our company's history.
Our lettings department is well established and highly respected across the region and as our residential sales department grows, we're looking for an ambitious, commercially driven Head of Residential Sales to take ownership of the department and shape its next stage of growth.
The Opportunity
This isn't your typical estate agency role. We're looking for someone who wants to build something.
As Head of Residential Sales, you'll take full ownership of the department, driving new business, winning instructions, overseeing the sales pipeline and continuously improving the way we operate. You'll have the autonomy to implement best practice, develop processes and influence the future direction of the department, leading the sales function from the front as the business scales.

Key Responsibilities
New Business Generation
- Proactively identify and generate new valuation opportunities.
- Conduct market appraisals and convert valuations into instructions.
- Build long-term relationships with vendors and prospective clients.
- Network within the local community to increase brand awareness and generate referrals.
- Identify opportunities to grow CastleBrae's market share across West Lothian.
- Work alongside our marketing team to maximise lead generation and conversion.
Sales Pipeline Management
- Take ownership of every property from instruction through to completion.
- Ensure every client receives exceptional communication throughout their sales journey.
- Monitor sales progression and proactively resolve issues where required.
- Work closely with solicitors, mortgage advisers and other professionals involved in transactions.
- Maintain accurate records and ensure our CRM is always up to date.

Department Leadership
- Lead the residential sales function with confidence and professionalism.
- Develop and improve systems, processes and client journeys.
- Monitor department performance, KPIs and conversion rates.
- Identify opportunities to improve efficiency and profitability.
- Help shape the future growth strategy of the sales department.
- Work collaboratively with the lettings team to maximise cross-selling opportunities.
What We're Looking For
We're looking for someone who naturally takes ownership and enjoys making things happen.
You'll be commercially minded, highly motivated and passionate about delivering exceptional customer service.
The ideal candidate will be:
- Experienced within residential estate agency sales.
- Proven at winning instructions and generating new business.
- Confident carrying out market appraisals and negotiating sales.
- Commercially aware with a strong understanding of the local property market.
- Self-motivated and able to work independently.
- Highly organised with excellent attention to detail.
- An exceptional communicator with strong negotiation skills.
- Professional, personable and confident when dealing with clients.
- Comfortable building relationships and representing the CastleBrae brand.
- Driven by achieving results and exceeding targets.
- Always looking for ways to improve processes and deliver an outstanding client experience.
Essential Requirements

- Previous experience within residential estate agency.
- Proven track record of generating new business and winning instructions.
- Strong valuation and negotiation skills.
- Excellent customer service and relationship management.
- Strong organisational and time management skills.
- Excellent written and verbal communication.
- Full UK driving licence and access to your own vehicle.
Desirable
- Knowledge of the West Lothian property market.
- Experience using estate agency CRM systems.
- Experience developing business processes and improving operational performance.
- Existing network of local contacts and referral sources.
