Role Overview
Thirteen Group is on the lookout for a Head of Strategic Asset Management to lead the delivery of a new and exciting asset management strategy.
This is a rare opportunity to shape the future of Thirteen's property portfolio and influence investment decisions that will impact thousands of homes and communities.
As Head of Strategic Asset Management, you'll lead the delivery of a forward-thinking asset strategy, driving portfolio performance, investment planning, decarbonisation, acquisitions and disposals. Working closely with senior leaders and the Board, you'll use data, insight and innovation to help direct significant investment programmes and ensure homes remain sustainable, affordable and fit for the future.
Leading a specialist team, you'll be at the forefront of strategic decision-making balancing customer needs, regulatory requirements and commercial performance to maximise long-term value and community benefit.

You’ll be expected to work a minimum of two days a week from our fantastic head office at Hudson Quay in Middlesbrough. Flexibility is important, so there may be times when additional presence at the office is required to meet business and team needs.

Key Responsibilities
- Maximise the value of our property portfolio by identifying opportunities to improve asset performance, quality, and long-term community benefit.
- Deliver transparent options appraisal processes that incorporate feedback from customers, colleagues and relevant stakeholders.
- Working alongside the Asset Strategy Director, you’ll embed the new and exciting asset management strategy. This includes implementing decarbonisation approaches for the portfolio that meet governmental policy and regulatory requirements.
- Use data, insight, and evidence-based analysis to inform decision-making. You’ll maintain accurate asset and stock condition information to support strategic recommendations.
- Manage acquisitions, disposals, and wider strategic asset activities, working collaboratively with internal teams, customers, and external partners to achieve the best outcomes.
- Develop and oversee investment plans across annual, five-year, and thirty-year horizons, providing clear recommendations to the leadership team and board.
- Lead the delivery of a comprehensive stock condition survey programme, ensuring strong data governance and accurate regulatory reporting.
- Inspire and lead a specialist service to deliver excellence in asset strategy, asset intelligence and investment planning.
About You
- You’ll have extensive experience in developing and implementing asset and property management strategies, including rationalisation, acquisition and transformation.
- An inspiring leader with excellent people skills to motivate teams and deliver results that improve portfolio performance.
- Solid understanding of portfolio management principles, property performance methodologies, and the legal and regulatory frameworks that underpin effective asset management.
- Commercially minded, with a track record of delivering value from large and complex residential and commercial property portfolios.
- Confident using stock condition data and performance insights to inform investment decisions, long-term planning, budgeting, and value-for-money outcomes.
- An exceptional communicator who builds strong relationships with colleagues and stakeholders at all levels. You’ll have good report writing skills and the ability to deliver engaging presentations.
