Job Title: Hotel & Chelsea Residents Property Manager

Department: Facilities

Location: Stamford Bridge, London

Contract: 5-month FTC, Any 5 in 7 days, 40 hrs per week

Direct Reports: 1 x Shift Engineer, 1 x Residential Administrator/concierge

Job Function

To be responsible for the delivery and management of all Mechanical and Electrical (M&E) planned preventative maintenance, reactive maintenance, statutory compliance, and engineering services across the Hotel Group and Residential properties. Be the point of contact for all enquiries and management of the landlord services.

The role will lead on the safe, reliable, and efficient operation of all building services infrastructure, ensuring full compliance with legislative and regulatory requirements while maintaining the highest standards of service delivery.

Key responsibilities include overseeing planned and reactive maintenance activities, managing specialist contractors, driving compliance assurance programmes, identifying and delivering asset improvement initiatives, and leading capital upgrades and project works across the portfolio. The role will also support the development of long-term asset management strategies to enhance operational resilience, improve building performance, and protect the value of the estate.


Main Responsibilities

  • Lead the delivery of all engineering, maintenance, compliance, and facilities management services across two hotels, four residential properties, and associated infrastructure.
  • Ensure the safe, reliable, and efficient operation of all building services, plant, and critical systems through effective planned and reactive maintenance programmes.
  • Maintain full statutory compliance across the portfolio, ensuring all regulatory, health and safety, and company requirements are met.
  • Manage, develop, and motivate engineering and facilities teams, fostering a high-performance culture focused on service excellence and continuous improvement.
  • Oversee the performance of contractors, suppliers, and specialist service providers, ensuring value for money, compliance, and service delivery standards are achieved.
  • Manage operational, maintenance, and compliance budgets, ensuring effective financial control and asset stewardship.
  • Identify and deliver opportunities to enhance revenue generation, operational efficiency, and asset value through strategic maintenance planning, facility improvements, energy management initiatives, and guest experience enhancements.
  • Lead risk management activities, including health and safety, fire safety, contractor control, and business continuity planning.
  • Act as the primary point of contact for the landlord's managing agent and service providers, coordinating maintenance activities, statutory compliance, infrastructure projects, and estate-wide initiatives.
  • Drive continuous improvement initiatives, including energy management, sustainability, asset optimisation, and customer experience enhancements.
  • Act as the primary technical lead for all engineering and infrastructure matters, providing expert advice and support to key stakeholders.
  • Lead the planning and delivery of capital projects, asset replacement programmes, and infrastructure upgrades across the estate.
  • Utilise CAFM and Building Management Systems (BMS) to monitor performance, improve operational efficiency, and support data-driven decision making.
  • Build strong relationships with internal stakeholders, residents, guests, managing agents, and external partners to ensure exceptional service delivery.

Measures of Performance

  • Delivery of planned preventative maintenance (PPM) programmes in accordance with agreed service levels and compliance requirements, with all activities accurately recorded within the CAFM system.
  • Achievement of reactive maintenance response and resolution targets, ensuring minimal disruption to hotel operations, residents, and guests.
  • Maintenance of 100% statutory compliance across the portfolio, with all certification, inspections, testing, and record keeping completed within required timescales.
  • Effective management of specialist contractors and service providers, ensuring contractual obligations, service standards, and compliance requirements are consistently achieved.
  • Safe and reliable operation of all building services, plant, and critical infrastructure, minimising unplanned downtime and operational risk.
  • Delivery of engineering, maintenance, utilities, and compliance activities within approved budgets and financial targets.
  • Demonstrable improvements in asset performance, energy efficiency, sustainability, and lifecycle management across the estate.
  • Positive guest, resident, and stakeholder feedback relating to the quality, responsiveness, and effectiveness of engineering and facilities services.
  • Successful delivery of capital projects, asset replacement programmes, and improvement initiatives to agreed scope, budget, and timescales.
  • Promotion of a strong health, safety, and compliance culture, measured through audit performance, incident reduction, and adherence to company policies and procedures.
  • Development and performance of the engineering team through effective leadership, training, succession planning, and employee engagement.
  • Effective management of landlord and managing agent relationships, ensuring collaborative delivery of estate services, infrastructure projects, and compliance obligations.

Personal Specification

Qualifications:

Essential

  • Competent and qualified engineer preferably electrical or building services background
  • CAFM management
  • IOSH or NEBOSH qualifications
  • BMS experience
  • Plant Room Operations experience
  • Basic knowledge of Microsoft Office
  • Full valid UK driving licence

Desirable

  • Preferable experience with TREND BMS
  • Legionella (L8) awareness and/or formal training
  • IPAF and PASMA
  • Authorised Person (AP)

Experience:

Essential

  • Significant experience in a Facilities Management, Engineering, or Property Operations role within a hotel, residential, hospitality, or mixed-use estate environment.
  • Demonstrable experience managing building services, engineering infrastructure, planned preventative maintenance (PPM) programmes, and reactive maintenance activities across complex properties.
  • Strong understanding of statutory compliance requirements, health and safety legislation, and engineering best practices within occupied buildings.
  • Experience managing contractors, suppliers, and service partners, including performance monitoring, compliance assurance, and contract management.
  • Proven ability to manage multiple priorities, respond effectively to operational challenges, and deliver results within demanding and fast-paced environments.
  • Strong problem-solving skills with the ability to identify risks, develop practical solutions, and implement preventative measures.
  • Experience using CAFM systems, Building Management Systems (BMS), and other facilities management software to support operational delivery and reporting.
  • Effective communication and stakeholder management skills, with the ability to build positive relationships with colleagues, guests, residents, contractors, landlords, and managing agents.
  • Demonstrated ability to work independently, exercise sound judgement, and take ownership of issues through to successful resolution.
  • Highly organised, proactive, and self-motivated, with a continuous improvement mindset and strong attention to detail.
  • Experience managing budgets, controlling expenditure, and identifying opportunities to improve operational efficiency and asset performance.
  • Experience leading engineering or facilities teams within a customer-facing environment, with responsibility for compliance, service delivery, and operational performance

  • Extensive experience working in a high-profile environment such as a music venue or sporting facility with an ambition to learn and develop.
  • Have previously undertaken the roles and responsibilities of an authorised person (AP).
