Housing Manager

Housing Manager (Income & Arrears Specialist) – Permanent Full-Time (Hybrid)

Salary: £32,000 to £38,000 per annum (dependent on skills and experience) Holiday entitlement: 34 days (rising to 39) + 5 optional buy days per year, plus voluntary paid days and a dedicated "me day" Health benefits: Cash plan saving up to £1,140 per year for you and your children

Location & Flexibility:

  • Hybrid role covering Watford, St Albans & Rickmansworth
  • Mostly home-based, with 1–2 days per week on the road (for arrears visits & court)
  • No estate inspections or anti-social behaviour responsibilities
  • Full driving licence & business-use vehicle required (mileage reimbursed)
  • Enhanced DBS check (paid by employer)

About the Role

A unique specialism for a Housing Manager focused solely on income & arrears recovery—no distractions, just the chance to make a real impact. You’ll drive proactive strategies to keep customers in their homes while safeguarding rental income. Responsibilities

  • Take the lead on finances: Proactively manage rent accounts to reduce arrears and prevent bad debt.
  • Balance empathy with action: Negotiate realistic repayment plans, tailoring solutions to customer circumstances while meeting business targets.
  • Maximise income: Support tenants in accessing benefits, financial aid, and hardship support.
  • Predict & preempt risk: Use data-driven insights to identify and address issues before they escalate.
  • Represent the organisation: Attend courts and work closely with internal legal & collections teams.
  • Actually meet targets—with smarts. Track progress against objectives and adapt strategies as needed.

Requirements

  • Proven track record in managing rent accounts, arrears, or collections—demo success through outcomes, not just years.
  • Confidence in high-stakes conversations. Realistically negotiate repayment plans with diplomacy and firmness.
  • Benefits-savvy or finance-eager. Knowledge of welfare maximisation, welfare rights, or flexible income solutions.
  • Independent organiser. Thrives in a self-managed workload, without constant oversight.
  • Customer-advocate mind. Can tailor support while making clear, fair decisions.
  • Travel-ready. Valid full UK driving licence + access to a br闘शी vehicle (business insurance covered).
  • Verifyable trust. Disclosure via an Enhanced DBS check (paid by employer).

📅 Working patterns:

  • ** Monday-Friday rotating schedule** (flexible within agreements).
  • Patch bonding: Cover 2–3 local neighbourhoods (customers, not properties).

🚗 Travel & logistics:

  • Vehicle use: Claimed access to a suitable insured vehicle (business cover secured).
  • Expenses: Full mileage reimbursement.
