Role Overview
Thirteen Group is seeking an Investment Works Project Manager (Post Contract), internally known as Project Manager (Post Contract), to oversee multiple projects and programmes across our investment portfolio.
You’ll deliver refurbishments and investment projects in occupied homes, ensuring performance aligns with agreed costs, programmes, quality, and customer outcomes.
This is a hybrid role with flexible working (home, site, and our Hudson Quay office, Middlesbrough).
Key Responsibilities
- Lead project delivery, managing contractor and supply chain performance while ensuring compliance with contractual, quality, and safety regulations.
- Oversee commercial performance, monitoring costs, variations, and financial outcomes.
- Proactively manage risk, issues, and variations, resolving them efficiently and escalating where necessary.
- Act as the key decision-maker on delivery approaches, contractor performance, and project changes.
- Provide timely reporting on project performance, including cost updates, risk assessments, and progress tracking.
- Monitor performance against KPIs (cost, timelines, quality, customer satisfaction), ensuring service standards are met and customer outcomes are positive.
- Drive continuous improvement through data-driven insights to refine future project delivery.

Requirements
- Qualifications in Construction Project Management or equivalent construction/property experience.
- Proven track record in project management within construction, regeneration, or registered social landlord sector.
- Experience managing planning, building regulations, and carbon reduction measures.
- Comprehensive understanding of health and safety, CDM 2015, design management, and risk protocols.
- Expertise in cost control, forecasting, and actual cost reporting systems.

- Salary: £62,593 per annum
- Leave: 28 days (rising to 31 after 3 years) + birthday day + bank holidays
