Position Overview
We are seeking a dynamic and results-driven Junior Business Development Executive to join our team at our Chorley headquarters on a full-time, permanent basis. This role focuses on securing new occupiers for our industrial and open storage sites across the UK.
The successful candidate will play a crucial role in maximizing occupancy rates and revenue generation through proactive client acquisition and relationship management.
Key Responsibilities
Client Acquisition & Occupancy
- Proactively identify and target potential occupiers for industrial and open storage sites across the UK
- Develop and maintain a comprehensive prospect database of businesses requiring commercial property and storage solutions
- Conduct site visits and presentations to showcase our spaces to potential clients
- Negotiate occupancy agreements, lease terms, and pricing structures
- Work to maximize occupancy rates across the portfolio
Business Development & Revenue Growth
- Create and implement strategic sales and marketing plans for each site
- Research and analyze target markets including construction, logistics, and manufacturing sectors
- Develop compelling value propositions tailored to different client segments
- Build and maintain a robust sales pipeline to ensure consistent occupancy growth
- Collaborate with operations teams to ensure client requirements are met effectively

- Establish and nurture relationships with key decision-makers in target industries
- Represent FI Property Group at industry events, trade shows, and networking functions
- Maintain regular contact with existing clients to identify expansion opportunities and ensure retention
- Build relationships with commercial property agents, business brokers, and industry referral sources
Market Intelligence & Reporting
- Monitor competitor pricing, services, and market positioning across open storage and industrial sites
- Provide regular reports on sales activities, pipeline status, and occupancy rates
- Analyze market data and client feedback to inform pricing strategies and service improvements
- Maintain comprehensive records of all client interactions and business development activities through company CRM
Business Development Team
- Being trained to a high standard in both proactive and incoming business
- Supporting your colleagues across the Business Development and Reception functions where necessary
Essential Requirements
Experience & Qualifications
- Experience in business development or sales, preferably within commercial real estate, storage, logistics, or B2B services preferable
- Track record of achieving sales targets and securing new client accounts preferable
Skills & Competencies
- Excellent sales and negotiation skills with ability to close deals effectively
- Strong analytical skills with ability to assess client needs and develop tailored solutions
- Exceptional relationship-building and networking abilities
- Self-motivated with ability to work independently and manage your own diary
- Excellent written and verbal communication and presentation skills
- Proficiency in Microsoft Office suite and CRM systems
- Full UK driving license and willingness to travel across the UK

- Existing network of contacts within target client industries
