Senior Land Manager
Location: Manchester Salary: £70k - £90k plus package

My client, a FTSE 250 housebuilder, has a proud legacy of delivering quality new homes across the UK. Their Manchester (North West) division is a high-performing, ambitious team dedicated to sustainable growth in the region. They invest in their people and empower land professionals to deliver meaningful impact.
About the Role
Based at their Manchester office, you will be a major contributor to the division’s land pipeline, focusing on identifying, assessing, and securing new residential development opportunities across the North West.

- Source and evaluate new land opportunities, both on-market and off-market
- Develop and submit detailed financial appraisals, proposing recommendations to senior stakeholders
- Foster and maintain relationships with landowners, agents, and local councils
- Direct negotiations for land acquisitions from initiation through to completion
- Stay informed of local planning system changes and monitor competitor activity in the region
- Collaborate with technical, planning, and commercial teams to advance development sites
Requirements
- Demonstrated expertise in residential land acquisition, ideally within a housebuilder or land consultancy
- In-depth working knowledge of England's planning process
- Strong commercial aptitude, with the ability to construct and analyse development appraisals
- Established network of contacts across the North West land market
- A negotiation-driven mindset and outstanding communication skills
- A full UK driving licence
