Land Disposals Manager
At Tarmac, who you are matters. We’re looking for a talented and commercially minded Land Disposals Manager to join our high-performing Land Development Team and help unlock value from one of the largest land portfolios in the UK. This is an exciting opportunity to work across a diverse range of sectors including residential, commercial, logistics, natural capital, leisure and renewable opportunities
As part of an experienced team of Chartered Surveyors and Town Planners, you’ll play a key role in identifying opportunities, delivering successful land disposals, and generating significant value from Tarmac’s extensive property portfolio. No two days are the same, and you’ll have the chance to shape the future use of land assets across the UK while working on projects ranging from residential developments to major commercial and logistics schemes
What You'll Be Doing
Reporting to the National Land Disposals Manager, you’ll take ownership of a varied national land portfolio and lead the disposal of development land to housebuilders, developers and private purchasers across the country
You’ll also:
- Manage and deliver land disposal opportunities across a portfolio of approximately 110,000 acres
- Advise on the management and development of land and property assets to maximise value from Tarmac’s real estate portfolio
- Work closely with Development Managers, Strategic Planning, Asset Management teams and external stakeholders to identify and progress opportunities
- Build and maintain strong relationships with developers, agents, consultants, planning authorities and potential buyers
- Manage professional advisers and solicitors, ensuring timely and high-quality advice to support business decisions
- Identify new sites suitable for development or disposal and bring forward strategies to unlock value
- Oversee strategic reports and provide guidance to junior colleagues
- Manage land disposals budgets and report on financial performance and outcomes
- Monitor market activity and trends to help shape disposal strategies and maximise returns

What We Are Looking For
We’re seeking an experienced property professional with a strong understanding of land disposals, valuation and asset management who thrives on identifying opportunities and delivering commercial results
You’ll ideally have:
- Experience in property valuation, asset management and the land development and disposal process
- Strong knowledge of real estate valuation appraisals and the ability to interpret complex property information
- A solid understanding of property and land law, legal processes, contract negotiation, options, overage agreements and title restrictions
- Proven experience managing land or property sales from marketing through to negotiation, heads of terms and completion
- Excellent communication, presentation and organisational skills, with the confidence to engage stakeholders at all levels
- Strong stakeholder management skills and experience working with both internal and external partners
- The ability to analyse complex documentation and provide clear, commercially focused recommendations
- A proactive, flexible and positive approach, with the drive to identify innovative solutions and unlock value from underutilised land assets
- The ability to thrive in a dynamic, fast-paced environment while managing multiple priorities
