Are you passionate about identifying opportunities, building relationships, and unlocking the potential of land for future communities?

At Wates, we're reimagining places for people to thrive. We are looking for an ambitious Land Manager to join our Manor Oak business in the midlands and play a key role in identifying, securing and progressing strategic land opportunities that support our long-term growth plans. Based within our Land & Development team, you'll work closely with senior stakeholders to deliver a pipeline of high-quality residential and mixed-use development opportunities.

About The Role

As Land Manager, you will be responsible for sourcing, evaluating, negotiating and securing land opportunities across the midland's region, helping to drive the delivery of sites. You'll build and maintain strong relationships with landowners, agents, consultants and local authorities while supporting the development of land strategies that align with business objectives.

Working alongside planning, technical, commercial and legal teams, you'll lead land appraisals, negotiate contracts, manage consultant teams and present investment recommendations to senior management and governance boards.

As a Land Manager You Will

  • Identifying and securing residential and mixed-use development opportunities.
  • Undertaking land, planning, technical and commercial appraisals.
  • Negotiating land transactions including option, promotion, hybrid and freehold agreements.
  • Building and maintaining relationships with landowners, agents and industry contacts.
  • Managing consultants throughout the land acquisition process.
  • Preparing and presenting investment proposals and recommendations.
  • Supporting planning promotion strategies and responding to planning policy changes.
  • Representing Wates at industry events, networking opportunities and meetings.

Reasons to use Rodeo

I’m in my final year doing Economics and I don’t know whether to apply for grad schemes now or do a masters first. What do you think?

Honest answer — it depends on where you want to end up. A lot of top grad schemes (Big 4, civil service, banking) don’t need a masters. Let’s look at the ones you’d be competitive for now, and we can decide if a masters actually adds anything.

Also worth knowing: most autumn 2026 applications are open now. Timing matters more than you think.

Start with a chat, not a search bar

Grad scheme, placement, apprenticeship? Not sure what you want yet — that's fine. Your agent talks it through with you and turns "I have no idea" into a shortlist.
