Lead Maintenance Technician - Sunrise Management - Urban Properties Division

About this role:
The Lead Maintenance Technician ensures the property is well-maintained and supports the Maintenance Supervisor or Regional Real Estate Manager in all phases of property upkeep. Responsibilities include general maintenance, preventive programs, and adherence to safety standards.
Hourly pay range:
$29.00 - $31.00 DOE
What you’ll do - Includes but are not limited to:
Supervisory Duties:
- Supervise maintenance staff in the absence of the Maintenance Supervisor.
- Train and direct staff according to company policies and laws.
Maintenance Operations:
- Perform preventive, corrective, and emergency maintenance.
- Handle repairs for appliances, HVAC, plumbing, electrical, carpentry, and pools.
- Ensure cleanliness and curb appeal of the property.
Resident and Property Management:
- Maintain high resident service standards.
- Ensure apartments are rent-ready within 3–5 days of vacancy.
- Address maintenance requests efficiently, completing them within 24 hours.

Compliance and Safety:
- Adhere to monthly preventive maintenance directives.
- Maintain and communicate safety procedures and hazard records.
- Respond to on-call emergencies as needed.
- Ensure the use of necessary Personal Protective Equipment (PPE), such as gloves, masks, goggles, or other safety gear, as required for specific tasks to maintain a safe working environment.
Inventory and Reporting:
- Manage tools, supplies, and equipment inventories.
- Provide timely updates to management about maintenance issues.
Qualification and Education:
- 1–5 years of hands-on general maintenance experience (plumbing, electrical, painting).
- Strong problem-solving, teamwork, and customer service skills.
- Ability to understand, read, and write basic English to effectively respond to common inquiries or complaints from residents, regulatory agencies, or members of the business community.
- Reliable transportation available and a valid driver’s license and automobile insurance, as travel may be required.
