Lead, Preconstruction & Cost Controls – Atlanta

Role Summary

The Lead, Preconstruction & Cost Controls is responsible for implementing, managing, and maintaining cost control systems for a Rivian facility project in Atlanta.

In this role, you will:

  • Use existing workflows while creating new ones to ensure project estimates and costs are recorded and tracked per Rivian standards.
  • Assist in preparing cost estimates and perform quantity takeoffs.
  • Support the project team using historical cost data, market trends, quotes, and other means to ensure cost accuracy.

Responsibilities

  • Develop project estimates using first-principles methodology, considering materials, labor, and unique site conditions.
  • Establish and maintain project cost controls and change management processes to support project management throughout the project lifecycle.
  • Design and document cost and change control procedures, ensuring compliance with contractual requirements for vendor agreements.
  • Maintain accurate cost tracking by enforcing vendor and owner cost reporting standards from project initiation to completion.
  • Conduct cost analysis and benchmarking studies to inform project decisions from inception through closeout.
  • Research market trends and conditions for both domestic and international projects to enhance cost forecasting accuracy.
  • Develop strategies to ensure contract agreements align with current market trends and industry best practices.
  • Provide conceptual, programmatic, and detailed cost estimates, incorporating unit cost analysis and benchmarking data.
  • Implement estimating tools and processes that generate detailed reports based on site conditions and design specifications.
  • Identify and propose value engineering opportunities with associated cost savings to optimize project budgets.
  • Assess and mitigate project risks.
  • Compile and analyze early-phase project data from real estate, design, and construction teams, identifying data gaps and conducting necessary research.
  • Review contractor bids to verify accuracy, ensure compliance with standard formats, and request subcontractor breakdowns as needed.
  • Enforce bid submission and change order requirements while supporting procurement teams in negotiating unit prices and fees based on data models.
  • Support the implementation of key business processes related to project management, cost forecasting, reporting, change management, and financial controls.
  • Provide training and support to partner vendors on cost management processes throughout the project lifecycle.

Qualifications

A combination of education and experience equivalent to a bachelor’s degree in:

  • Construction Management
  • Engineering
  • Architecture
  • A related subject

With a minimum of 5 years of increasingly responsible construction estimating experience.

Key Skills & Competencies:

  • Excellent oral and written communication skills; ability to collaborate between internal teams (Design, Real Estate, Mechanical/Electrical/Plumbing, and Construction) and external contractors.须能建立并维护良好的工作关系。
  • Proficient in quantity takeoffs – capable of performing high-level and detailed takeoffs.
  • Strong attention to detail; ability to thoroughly review plans, contractor estimates, and scopes of work.

  • Highly effective negotiation skills.
  • Thorough understanding of construction administration processes, including contracts, budgets, construction documents, change orders, schedules, RFIs, submittals, and material procurement.
  • Proficient in standard business software applications (MS Word, Excel, Outlook, Google Suite, ACC, Bluebeam).
  • Strong time management and organizational skills.

Physical Requirements & Work Environment: -Work primarily in an office environment but may require on-site visits at construction sites. Hazards may include noise (moderate to loud), high places, moving mechanical parts, fumes, airborne particles, extreme weather, and risk of electrical shock. -Physical demands include climbing permanent and temporary stairs, ladders, and navigating job sites under construction.

Pay Disclosure

  • Salary Range:
    • USD 125,800 – 166,620 for applicants in Georgia, Michigan, & Illinois.
    • USD 119,800 – 158,670 for applicants in Arizona.
  • Compensation within these ranges is based on factors including experience, skills, education, certifications, location, and performance.
  • May include annual performance bonus and equity awards.
  • Benefits include:
    • Health, dental, vision, life, disability insurance
    • Paid vacation, sick leave, 401(k) plan, and Employee Stock Purchase Program
    • Benefits for covered dependents (spouse/domestic partner and children up to age 26).
  • Full-time coverage begins on Day 1; Part-time coverage begins after 90 days.
