Lead Quantity Surveyor
Location: Bolton / North West
Working Pattern: Hybrid working available
Package: Competitive salary + car allowance + excellent benefits
An excellent opportunity has arisen for an experienced Lead Quantity Surveyor to join a growing Housing Partnerships team in the North West, focusing on refurbishment and planned maintenance schemes.
This is a key commercial leadership role, offering genuine ownership of the planned maintenance commercial function. You will be responsible for driving performance, protecting margin, managing risk, and supporting continued growth across a strong pipeline of secured and negotiated work.
The role would suit a commercially astute Senior Quantity Surveyor, Lead Quantity Surveyor, or Commercial Lead with experience in refurbishment, planned maintenance, social housing, housing partnerships, or property services, who is looking for a role with real accountability, visibility, and progression.
The Role
Reporting directly into senior commercial leadership, you will lead the commercial management and control of refurbishment and planned maintenance projects across the North West. You will also support and develop an established commercial team, with scope to grow the team further as the division continues to expand.

Key Responsibilities
- Lead the commercial management of planned maintenance and refurbishment schemes
- Take accountability for commercial performance, cash flow, margin improvement, and risk management
- Produce, review, and manage accurate monthly CVRs and final account forecasts
- Ensure strong cost control processes are in place across all projects
- Oversee subcontract procurement and package management
- Work closely with Project Managers, Contracts Managers, and wider delivery teams
- Attend project and monthly contract review meetings, providing clear updates on risks, opportunities, and financial performance
- Support business growth targets and contribute to improved commercial efficiency
- Lead, mentor, and develop the surveying team, supporting training, performance, and progression
- Ensure contractual, legislative, quality, health, and safety, and company standards are maintained
About You
You will be an experienced commercial professional with a strong background in quantity surveying, ideally within refurbishment, planned maintenance, social housing, or property services.
You Will Also Have
- Proven experience as a Senior QS, Lead QS, or Commercial Lead
- Strong commercial awareness and financial reporting experience
- Experience managing CVRs, forecasts, cash flow, and subcontract packages
- Excellent communication, leadership, and negotiation skills
- Ability to build strong relationships with clients, subcontractors, and internal teams
- Relevant surveying qualification or equivalent industry experience
- Confident using Microsoft Office and commercial reporting systems
- Proactive, organized, and solutions-focused approach
