Location: Prime London (newly launched Build-to-Rent BTR development)

As the Leasing Manager, you’ll play a critical role in driving occupancy, guaranteeing exceptional resident experiences, and ensuring seamless lease transitions within a fast-moving ** neuenbuild-to-rent (BTR)** environment.
About the Role
The Leasing Manager will oversee the end-to-end leasing process for this prime London BTR development, reporting directly to the General Manager. This key position requires a results-driven professional with a strong passion for residential property leasing, sales acumen, and an unwavering commitment to exceeding occupancy targets.

Core Focus of the Role
- Managing the complete leasing lifecycle, from initial enquiries to lease signing.
- Leading let-up activities to guarantee occupancy targets are met and surpassed.
- Building and maintaining strong resident relationships that foster loyalty and retention.
- Ensuring compliance with UK residential lettings legislation and company policies.
Day-to-Day Responsibilities
Lease-Up & Target Achievement
- Develop and execute leasing strategies to achieve and exceed occupancy and revenue targets.
- Work collaboratively with marketing teams to promote the development while maintaining a consistent sales pitch.
Sales & Viewings
- Conduct persuasive and engaging property viewings, including apartment tours and showcasing of amenity spaces.
- Articulate the unique value proposition of the BTR lifestyle, resonating with target resident demographics.
- Customise presentations to highlight benefits such as location, amenities, and long-term investment appeal.
Application Management
- Coordinate and oversee all rental applications, including enquiries, screenings, and referencing in adherence to UK lettings regulations.
- Prepare and review tenancy agreements, ensuring regulatory compliance and thorough contract preparation.
- Liaise with external referencing agencies, property lawyers, and credit verification services where necessary.

Resident Conversion
- Engage with prospects consistently, meet deadlines, and follow up strategically to maximise conversion rates.
- Utilise proven sales techniques to drive decision-making and secure commitments.
- Address and resolve objections effectively, ensuring a streamlined lease signing process.
Market Insight & Competitive Pricing
- Conduct ongoing market analysis, reviewing competitor pricing, popular amenities, and untenancy trends.
- Provide data-driven price recommendations to support optimal rental income while remaining competitively positioned in the market.
Reporting
- Maintain accurate leasing records using property management software (MRC, Yardi, etc.).
- Generate and submit detailed occupational reports to leadership teams, including:
- Pipeline progression
- Conversion rates
- Market conditions and trends
Customer Service & Experience Excellence
- Deliver exceptional resident service from the first touchpoint to lease commencement.
- Act as the primary point of contact for prospects and residents, ensuring a positive and professional interaction.
- Collaborate with straw management teams to address resident enhancement opportunities.
Key Requirements
The ideal candidate will be a highly motivated, sales-savvy property professional with a demonstrated track record in a ** customer-facing** sales role within the property sector. Below are the essential criteria:
Experience (Minimum 2+ years in one or more of the following areas)
- Direct experience in residential lettings, new homes sales or similar roles involving high turnover.
- BTR-leasing or large-scale residential development involvement (a strong advantage).
- Experience within prime urban locations, particularly London, is highly advantageous.

Sales Acumen & Compliance
- Proven ability to achieve sales targets, demonstrating a record of success in acquisitive deal closures.
- Excellent negotiation skills, with an unwavering commitment to ethical practices and informational compliance.
Communication & Professionalism
- Strong interpersonal and presentation skills, able to engage a diverse array of stakeholders effectively.
- Pricing pitch, storytelling and consultative selling abilities for maximising the value proposition.
- Consistency in professionalism, a reflective approach to ongoing customer and prospect education.
Legislative Knowledge
- Up-to-date familiarity with UK lettings laws, including the Landlord and Tenant Act, Deposits Protection Service (DPS) rules, and tenant referencing requirements.
Technical Competence
- Proficient in property management systems like MRI, Yardi, Yardi Residential, or similar.
- Guaranteed advanced familiarity with Microsoft Office Suite (Excel, Word, PowerPoint), essential for reporting and presentation.

- Exceptional proactivity—a self-motivated attitude with the integrity to handle a demanding workload.
- Organisational discipline and prioritisation skills to manage multiple leasing processes efficiently.
