An exciting opportunity has arisen for a Section 13 Manager to join a leading residential living operator, taking ownership of the end-to-end Section 13 rent review process across a growing Build-to-Rent portfolio.
This is a specialist role that combines tenancy legislation, resident engagement, negotiation and compliance. You'll work closely with operational, leasing and asset management teams to ensure rent reviews are managed efficiently, fairly and in full compliance with legislation, while maintaining an excellent resident experience.

The Role
As Section 13 Manager, you will take ownership of the full Section 13 rent increase process, from preparing statutory notices through to managing resident negotiations and supporting tribunal cases where required. You'll ensure all processes are completed accurately, efficiently and within legislative requirements while working collaboratively with multiple internal stakeholders.

Key Responsibilities
- Manage the end-to-end administration of the Section 13 rent increase process.
- Prepare and issue statutory notices in line with legislative requirements and internal deadlines.
- Analyse market rental evidence to support proposed rent increases.
- Liaise directly with residents, handling negotiations professionally and fairly.
- Prepare documentation and evidence for First-tier Tribunal cases where required.
- Maintain accurate records, compliance documentation and case management systems.
- Produce performance reports and identify opportunities to improve operational efficiency.
- Work closely with Leasing, Operations, Finance and Resident Services teams to ensure a seamless process.
- Provide guidance and support to colleagues on Section 13 procedures and best practice.
About You
To be considered for this opportunity, you will have:
- A strong understanding of tenancy legislation and residential property management.
- Ideally ARLA qualified.
- Excellent administration and organisational skills with exceptional attention to detail.
- Strong communication and negotiation skills.
- The ability to manage multiple cases and deadlines simultaneously.
- Previous experience within Build-to-Rent, PRS, residential property management or a similar environment would be highly advantageous.
- Experience preparing documentation for tribunal or legal processes would be beneficial.
- Strong IT and systems skills with the ability to manage detailed records accurately.
