Job Title

Letting Assistant

Contract & Compensation

  • Contract Type: Permanent
  • Salary: £24,642.28 per annum (progressive review to £27,063.20 after 12 months of successful performance)
  • Working Hours: Full-time (35 hours per week)
  • Working Pattern: Monday to Friday
  • Location: Carlisle, Cumbria

Desirable

  • Technical skill using Open Housing/Salesforce or CX (Microsoft Dynamics) & CE.
  • Prior experience in lettings administration.

Role Overview & Responsibilities

Core Duties

  • Oversee entire cycle of property lettings, from notice receipt/offers/handover to onboarding in the housing system.
  • Support Lettings Officers and Team Leaders to ensure quick, high-quality allocations.
  • Write outgoing vacancy letters to tenants, updating sales stats as required.
  • Update needs-based applications where delegated to Riverside through Choice-Based Lettings (CBL) and Common Housing Register (CHR) schemes.
  • Advertise properties (online + local datasheets) following existing partnerships and dotL (digital advertising network).
  • Conduct pre-tenancy checks (income targets/expenditure audits) to support customer affordability counsel.
  • Facilitate legal tenancy sign-up via Digital Tenancy Portals and ensure compliance forms (e.g., CORE declarations) are filed.

Compliance & Governance

  • Uphold policies in Health & Safety, Safeguarding, Equality, Diversity, and Data Protection.
