Lettings Manager – Fast-Growing Property Investment Business

About the Role
This Lettings Manager opportunity is for a fast-growing property investment business with a strong track record, ambitious expansion plans, and a clear focus on developing talent. This is a chance to take control, raise standards, and build something meaningful for an organisation at the heart of property investment, development, and lettings.
You’ll lead the Lettings Manager function across a multi-site portfolio, driving performance with a focus on development while supporting an expanding lettings business. The pipeline is strong – more opportunities on the horizon for 2023 and beyond.
The Package
- Salary: £35,000 (DOE) with an on-target earning (OTE) of £50,000
- Hours: Mon–Thu, 09:00–17:30 / Fri, 09:00–17:00, with early finish on the first Friday of each month (09:00–13:00)
- Holidays: 23 days (plus bank holidays), increasing with length of service (max 30 days + bank holidays)
- Pension: 5% contribution (employee) / 3% contribution (employer)

Key Responsibilities
- Oversee the full leasing process, from generating listings and enquiries to closing deals
- Manage and communicate effectively with multiple clients simultaneously
- Build and nurture landlord relationships to drive business growth
- Lead and supervise a team of 3 Leasing Negotiators and 1 Tenancy Progressor
- Set and enforce KPIs, boost conversion rates, and raise operational standards
- Establish a positive daily tone, ensuring structure, accountability, and a target-driven culture
- Fully autonomous decision-making with direct ownership of the lettings strategy
- Ensure every enquiry is followed through professionally

Who You Are
- 2+ years’ proven leasing management experience (essential)
- Strong leadership ability – especially coaching and mentoring teams
- Confident communicator, skilled in negotiating with landlords (not just Build-to-Rent or compliance-focused landlords only)
- Completely trusted when negotiating directly with landlords, investors, and senior colleagues
- Excellent negotiation, sales, and customer service skills
- Commercial mindset – comfortable in fast-paced, target-driven environments
- Problem-solver – capable of identifying and resolving challenges efficiently
- Team player with the ability to lead from the front
- ARLA Propertymark qualification or active pursuit of qualification (desirable)
- Full UK driving licence (preferred, not essential)
