Bourne Estate Agents are a fully independent business, rapidly building an enviable, ever-growing network of branches across Surrey and Hampshire.
We are recruiting for an experienced Lettsings Manager (or Assistant Manager) to join our busy, dynamic Godalming branch.
About the Role
Ideal for a bright, confident, and proactive individual with a passion for property, strong people-centric communication skills, and a seamless ability to support business growth. As a key figure in this environment, you’ll:

- Drive client engagement across all business areas while ensuring compliance.
Responsibilities
Market & Lettings Strategy
- Inspect and value properties for lettings; provide tailored advice to new and existing landlords
- Gain internal and external opportunities to add to your pipeline and landed valuations
- Proactively prospect buy-to-let investors and develop your client base
Operations & Relationship Management
- Compile property listings on portals, using our CRM and marketing tools
- Maintain strong rapport with landlords and applicants, enhancing the candidate journey

- Build tenant databases from registration through move-in processes (lettings progression oversight)
- Lead negotiations for service renewals, annual renewals for upselling
- Identify ways to maximise portfolio expansion and applications via professional route

- Coordinate rent arrears management and legal compliance
- Increase revenue through service upselling (e.g., premium services)
Performance & Growth Leadership
- Analyse KPIs and report performance through metrics like conversion rates for continual improvement
- Oversee sales team collaboration to amplify cross-business opportunities
- Develop a team via training, skill enhancement, and leading by example
Footprint & Infrastructure
- Assist in weekend viewing assistant organization
- Support efficient office daily operations

Significant Financial Compensation
- £40,000–£50,000 base salary
- Uncapped earning potential through incentives, bonuses and a strong commission structure
- Full package with car allowance and contributions to the Workplace pension scheme
Work Structure & Balance
- Standard office hours: Mon–Fri: 8:45am–6:00pm with weekend support on a rotate of 1 in 3 Saturdays (plus time off in lieu)
