Key Responsibilities
Electrical & Mechanical
- Electrical fault finding, repairs, and minor installations (single/three phase knowledge beneficial)
- Planned, reactive, and statutory electrical maintenance on:
- Lighting
- Power distribution
- Emergency lighting
- Fire alarm interfaces
- Control systems
- Inspection & testing of fixed wire installations in line with the 18th Edition Wiring Regulations (BS7671)
- Fault diagnosis, isolation, and repair of electrical issues
- PAT testing and periodic compliance checks (emergency lighting, fire alarm weekly testing, etc.)
- Diagnose and support repairs on HVAC and mechanical plant systems
- Replace air conditioning and water filters
- Conduct Daily BMS-related checks
- Inspect plant room, valves, expansion vessels, and critical assets under planned maintenance schedules

General Building & Fabric Maintenance
- Painting, decorating, patch repairs, sealing, and grout renewal
- Basic carpentry and joinery (doors, hinges, cabinetry adjustments, fixtures, safety rails)
- Minor plumbing (leaks, tap/shower repairs, trap/flush issues, valve isolation)
- General fault finding across building fabric and internal systems
- External tasks, including:
- Leaf clearing
- Jet washing
- Gutters/drains (accessible)
- Winter gritting
Compliance & Safety
- Execute daily, weekly, and monthly Preventive Maintenance Programme (PPM) tasks including:
- Water temperature checks
- Flushing
- Fire alarm tests
- Evacuation chair & fire escape inspections
- Wheelchair checks
- Periodic visual fire extinguisher checks
- Maintenance and water sampling of Hydro Treadmill and Hydrotherapy Pool
- Carry out Fire Warden training and conduct bi-annual evacuation drills
- Review subcontractor Risk Assessments & Method Statements (RAMS) and supervise works on-site
- Ensure full adherence to health & safety and statutory compliance standards
Operational & Hospitality Support
- Assembly/disassembly and safe movement of furniture and equipment
- Receiving, checking, and managing maintenance stock levels
- General support to the General Manager with logistical tasks (e.g., collection/delivery runs if required)
Person Profile
- Proven hands-on experience in building maintenance (electrical biased), with mechanical competence required
- Familiar with hospitality, care, hotel, luxury residential, or similar high-standard environments
- Formal electrical qualification (maintenance)
- Strong understanding of compliance, health & safety, asset protection
- High attention to detail with a strong person-centric approach
- Professional, trustworthy, and member-focused with excellent communication skills
- Able to travel between multiple residences when required
- Flexible to provide holiday & sickness cover and technical support at other residences
