Small Works and Maintenance Manager

Salary: Up to £55k plus potential out-of-hours work supplementary payment

We are recruiting for a well-established contractor that delivers maintenance, civil engineering and infrastructure works across the UK.

The business has a strong track record in rail and works directly across live, operational environments. It has recently secured a new contract covering 26 railway stations and is now looking for a Maintenance Manager to oversee the day-to-day delivery of reactive and planned works across the portfolio.

The role will focus mainly on building fabric and small civil engineering works. You will coordinate labour, subcontractors, and resources, ensuring work is completed safely, on time, and in line with the agreed service levels.

Day-to-day Responsibilities:

  • Managing reactive maintenance and planned preventative maintenance across 26 stations
  • Scheduling operatives and coordinating daily workloads
  • Providing site briefings, technical support and carrying out audits
  • Managing and monitoring subcontractors
  • Organising materials, plant, vehicles, tools and equipment
  • Making sure reactive and PPM KPIs are achieved
  • Surveying, pricing and quoting additional works
  • Managing client instructions from request through to completion
  • Liaising directly with the client and providing regular updates and reports
  • Keeping job systems, records and compliance information accurate and up to date
  • Taking part in a limited out-of-hours and on-call rota when required

This role would suit someone who is comfortable managing works across multiple locations and enjoys being close to the delivery rather than working in a purely office-based contracts role.

Requirements:

You will need experience managing operatives, organising resources and dealing directly with clients. A background in maintenance, facilities management, civil engineering, building fabric or small works would all be relevant.

Previous rail experience and PTS would be useful, but the company is open to candidates from outside the rail sector who have the right operational and contract delivery experience.
