Maintenance Manager – Property Services Team
Location: Greenham Hub, Berkshire Salary: £42,000.00 - £50,000.00 per year Contract Type: Permanent
About the Role
We’re looking for an experienced Maintenance Manager to join our Property Services Team at our Greenham Hub in Berkshire. Reporting to the Operations Manager, you’ll ensure customer-centric, high-quality, value-for-money property maintenance and improvements across our residential and non-residential portfolio, leading a team of in-house trades operatives and external contractors (circa 12+).
The role will focus heavily on the Responsive Repairs Works programme, ensuring timely, safe, and effective service delivery while fostering strong relationships with residents and stakeholders. You’ll play a key role in operational delivery, team leadership, risk mitigation, and continuous improvement across the Berkshire locality.
Key Responsibilities
** Operational Leadership & Delivery**
- Lead a team of circa 12+ in-house trades operatives and external contractors to deliver customer-facing property services, prioritising timeliness, safety, and quality.
- Ensure safe working practices in line with Health and Safety legislation, CDM regulations, and internal procedures.
- Maintain high-standard data integrity across property management systems.
- Develop and maintain detailed local knowledge of customer needs, asset performance, and campaign priorities.
Customer-Centric excellence
- Champion a customer-first approach, consistently delivering the right outcomes with clarity and transparency.
- Engage with residents and advocacy groups to co-create and improve property services.

Financial & Strategic Oversight
- Responsible for budget planning, tracking, and forecasting to ensure cost-effective delivery, mitigating financial risks.
- Forecast workstream income and expenditure while aligning with value-for-money objectives.
Team Performance & Development
- Set clear performance expectations and provide robust feedback to drive individual and team improvements.
- Foster a performance-driven yet supportive culture, encouraging continuous growth and development.
Requirements
The ideal candidate will demonstrate:
- Proven leadership experience in managing direct-labour maintenance teams (preferably within the property or housing sector).
- Strong track record in workstream delivery, prioritising customer satisfaction in fast-paced environments.
- Ability to align financial planning with operational needs to deliver cost-efficient, compliant services.
- Commercial acumen to forecast risks and optimise resource allocation.
- Thorough knowledge of relevant health, safety, and environmental legislation, ensuring full regulatory compliance.
- Proficient in Microsoft Office Suite, with intermediate/advanced Excel skills for financial and operational reporting.
- Full UK driving licence with unrestricted access to a car and willingness to travel extensively across the locality.
