About The Role

To ensure that void (empty) properties are cleaned, cleared, repaired, and prepared efficiently and to a high standard, ensuring they meet Bedspace Property Standards before welcoming a new Service User or being returned to the landlord or letting agency.

To provide a comprehensive, responsive, and efficient maintenance service across all Bedspace properties, supporting both tenants and colleagues by maintaining safe, well-presented, and functional living environments.

In this role, your technical expertise, strong interpersonal skills, and resilient, can-do attitude will enable you to make a meaningful difference every day. Whether carrying out essential repairs, preparing properties for occupancy, offering reassurance to someone who is feeling isolated, or managing challenging situations with professionalism, you will play a vital role in delivering high-quality housing and support services.

Your Role

In your role, you will be responsible for undertaking the clearance, cleaning, and repair of both void and occupied properties, ensuring they are safe, well-maintained, and prepared to meet Bedspace Property Standards. You will work efficiently to deliver high-quality repairs and maintenance, helping to provide safe, welcoming homes for Service Users.

You will work closely with the Housing Team to effectively prioritise void and occupied properties, supporting efficient turnaround times and ensuring properties are available when needed.
Throughout your work, you will adhere to the Bedspace Maintenance Code of Conduct and always follow the organisation's Health and Safety policies, procedures, and safe working practices.
You will be expected to communicate effectively with colleagues across the organisation, building positive working relationships that support a collaborative approach to service delivery.
You will represent Bedspace professionally at all times, promoting the organisation's values, maintaining positive external relationships, and contributing to a high-quality service.
You will take ownership of your individual performance, working towards agreed objectives while actively supporting cross-functional working and contributing to projects and organisational initiatives where required.
You will carry out all duties with due regard to equality, diversity, and inclusion, treating everyone fairly and with respect while ensuring consistently high standards of service.
Maintaining the highest standards of professionalism is essential. You will observe strict confidentiality in relation to Service Users, clients, colleagues, and company information, ensuring all work is carried out in accordance with Bedspace policies and relevant legislation.

We’re Looking For a Proactive, Professional Individual Skilled In Property Maintenance. To Join Us As a Grade 1 Operative, You’ll Need:

Experience in the relevant tasks listed above.
A full UK driving licence (with no more than six points on your licence)
Willingness to travel across the region.
Strong interpersonal skills with the ability to engage with vulnerable individuals respectfully and effectively.
A robust, solution-focused attitude, particularly when managing challenging situations.
