The Role
As a Maintenance Operative, you will play a key role in maintaining our Nottingham properties to a high standard, ensuring a safe, compliant, and well-maintained living environment for our residents. This includes:
- Completing timely reactive maintenance tasks
- Collaborating closely with the Property Manager, Head of Compliance, and Facilities team
- Delivering excellent customer service while fulfilling duties efficiently within budget
Responsibilities
Reactive & Preventative Maintenance
- Process reactive maintenance jobs promptly via StuRents
- Diagnose issues efficiently and keep residents informed (email or in-person)
- Carry out day-to-day maintenance, including:
- Plumbing
- Carpentry
- Painting
- Gardening

Building & Safety Compliance
- Conduct daily, weekly, monthly, and quarterly statutory compliance checks (Fire, Water, etc.)
- Maintain Fire Logs and Water Log Books
- Assist with end-of-tenancy check-out inspections
Site & Operational Support
- Daily building walks to ensure communal areas, grounds, plant rooms, storerooms, and bin stores are maintained:
- Free from excess rubbish
- Free from hazards
- Well-kept in appearance
- Support third-party contractors in adhering to health and safety procedures
- Coordinate with contractors for site access
- Assist in turnaround maintenance for end-of-tenancy repairs
Financial & Record-Keeping Duties
- Work with the Property Manager to manage cost controls and profitability within budgets
- Monitor and update StuRents daily to track repairs
- Ensure accurate and up-to-date maintenance records
- Report, assess, and prioritise end-of-tenancy maintenance needs
External & Community Care
- Perform weekly cleaning of communal areas:
- Hoovering
- Mopping
- Wiping surfaces
- Conduct regular litter picking and maintain property exteriors for strong curb appeal
Stakeholder Relations
- Build strong relationships with local contractors
- Liaise with residents regarding your services
- Maintain professional correspondence and engagement

Requirements
Minimum Qualifications & Experience
- 2-3 years’ hands-on property maintenance experience, including:
- Basics of carpentry, painting, plumbing, and electrical (wiring, safety)
- Access to or ability to obtain a personally owned vehicle
- Strong understanding of statutory maintenance regulations (Health and Safety, Fire, Water)
Preferred Skills
- Advanced experience in electrical or plumbing, plus access to full toolkit
- IT reporting skills (simple data entry and tracking)
- Detail-oriented with excellent communication abilities

Compensation Range: £30,000 - £32,000 per annum
