Maintenance Operative

Maintenance Operative – Manchester, Circle Square

Salary: £28,500 per annum plus bonus Contract: Permanent, 42.5 hours per week Working Hours: Monday – Friday, 9am – 6pm (Flexibility may be offered)


About the Role

As a Maintenance Operative, you’ll ensure operational excellence by maintaining the highest building standards in a customer-facing environment.


Key Responsibilities

  • Customer Service & Problem-Solving:

    • Respond promptly to maintenance requests from students and staff, addressing issues in plumbing, electrical, heating/cooling, lighting, furniture, and other equipment.
  • Planned Preventative Maintenance (PPM):

    • Conduct scheduled inspections of facilities to identify potential risks.
    • Perform routine maintenance tasks to prevent downtime.
  • Repair & Refurbishment:

    • Tackle general repairs, including fixing leaks, broken fixtures, damaged doors, and wall repairs.
    • Complete minor refurbishments, such as replacing flooring, repairing furniture, and touch-up painting & decorating.

  • Ground Works & Exterior Maintenance:

    • Maintain outdoor areas, including grass-cutting and hedge-trimming/shaping.
  • Safety Compliance:

    • Adhere strictly to all health & safety regulations and protocols.

Requirements & Qualifications

Professional Experience

  • Proven experience in preventive and corrective fire alarm/firefighting system maintenance.

  • Skilled in a broad range of maintenance functions.

  • Familiar with Planned Preventative Maintenance (PPM) within a comparable operational environment.

  • Strong compliance knowledge of health & safety regulations.

  • IT Literacy: Ability to use technical software/tools where required.
