Maintenance Operative - Student Accommodation

Maintenance Operative – Glasgow (City Wharf Property) – 40 Hours Per Week

Position: Maintenance Operative Location: City Wharf, Glasgow Hours: 40 hours per week (8:30 AM – 5:00 PM, Monday to Friday)


About the Role

Homes for Students is the UK’s leading provider of student accommodation. We are seeking a Maintenance Operative to provide reactive and planned maintenance across our Glasgow City Wharf property, ensuring a high-quality living experience for our residents while maintaining robust operational standards.

You will manage statutory compliance, deliver proactive property maintenance, and drive excellence in customer service. This role offers autonomy for a skilled professional who can work efficiently with minimal supervision, coordinate with suppliers, and adhere to strict legislative requirements.


Key Responsibilities

  • Carry out planned and reactive maintenance across all property systems, including heating, plumbing, electrical, and minor structural work.
  • Ensure full compliance with environmental health, safety, and regulatory standards (e.g., fire safety, gas safety, lift inspections).
  • Implement statutory documentation (e.g., risk assessments, gas/heat certificates, Electrical Installation Certificates).
  • Work independently in a fast-paced environment to resolve queries and technical issues efficiently.
  • Liaise with tenants, external contractors, and internal teams to coordinate repairs and maintain a high standard of facilities.
  • Conduct preventative maintenance checks to identify potential issues before they impact residents.
  • Record, track, and update faults in property stock control systems or other reporting tools.
  • Maintain operational logs, workplace records, and health and safety documentation.
  • Enforce a customer-centric approach, ensuring timely resolution of complaints and maintenance requests.

Person Specification

Essential

  • Proven experience in property maintenance, preferably in a student accommodation, housing association, or commercial property setting. OR Experience in a trade discipline (e.g., plumbing, electrical, carpentry) with the ability to adapt across roles.
  • Demonstrated proficiency in general building maintenance, including minor DIY/repairs (e.g., fixing fixtures, painting, cleaning, landscaping).
  • Strong awareness of health and safety, including experience with:
    • COSSH (Control of Substances Hazardous to Health)
    • Manual Handling
    • Working at height (e.g., ladders, scaffolds)
    • HSE (Health and Safety Executive) and fire safety regulations
  • Robust customer service skills, including the ability to:
    • Escalate issues professionally when required
    • Maintain clear progress updates for residents and internal stakeholders
    • Handle verbal/emotional complaints with composure
  • Excellent organisational skills, with an ability to:
    • Prioritise workloads under tight deadlines
    • Comply with robust timelines and reporting standards
    • Plan efficiently to minimise short-term disruptions
  • Capacity for unpredictable work demands, requiring judgment and problem-solving without constant supervision.

Desirable

  • Trade qualifications (e.g., NVQ in Building Services Engineering, Commercial Gas Certificate, or Electrician Licence).
  • Experience with ** Estrella or other property maintenance software**.
  • Knowledge of registered landlords’ licensing systems (e.g., Better Built or other CMS tools).
  • Familiarity with tenant navigation systems (e.g., LetsMeHelp).
  • Experience of working in a large portfolio environment, such as with multiple properties or a customer-facing admin component.
